Recreational, Cultural And Sporting Services – Concession Redevelopment And Exploitation Of Golf Course, Campsite And Appurtenances In Middelkerke. The Contracting Authority Wishes To Redevelop And Modernize The Tourist, Recreational And Sporting Infrastructure Within Its Territory, With A View To Providing A High-Quality, Sustainable And Future-Oriented Offer For Residents, Second-Home Residents And Tourists. One Of The Ways To Do This Is By Providing A Qualitatively Varied Tourist And Sporting Offering. This Project In Particular Aims At The Integrated Redevelopment And Exploitation Of The Campsite And Golf Course Located In The Project Area. In The Context Of This Placement Procedure, The Two Domains Are Jointly Marketed In One Inseparable Concession. To This Day, The Campsite And The Golf Course Are Operated By Separate Leaseholders Via Separate Leaseholds. The Current Leaseholds On The Project Area All Expire On December 31, 2026. The Existing Infrastructure Is Very Outdated And In Need Of Renovation Or Even Demolition And New Construction. The Contracting Authority Wishes To Appoint One Concession Holder With A View To Concluding One Long-Term Concession From January 1, 2027. The Destination Of The Project Area Is And Must Remain A Campsite And A Golf Course. The Future Operator / Concessionaire / Leasehold Holder Will Provide Everything Necessary To Operate The Project At His Own Financing And Own Risk. This Also Includes - According To The Concession Holders Own Interpretation - The Design, Any Demolition Of The Existing Infrastructure, The Redevelopment (I.E. The Extensive Renovation And/Or New Construction), The Financing And The Layout Of The Project Area As If He Were The Owner, But Without Prejudice To A Number Of Obligations To Be Met. Furthermore, The Maintenance And Operation Of The Campsite And The Golf Course, Including All Associated Infrastructure, Installations And Facilities, For A Maximum Of 40 Years, Also Fall Under The Obligations Of The Concessionaire Without Any Intervention From The Municipality. The Concessionaire Will Fully Take Over And Redevelop The Camping And Golf Course Located In The Project Area In Accordance With The Requirements Of The Specifications, Including The Maintenance And Strengthening Of The Range Of Tourist Camping Pitches, Landscape Integration, Greening Of The Sites, Strengthening Of The Recreational And Sporting Offer, And Increasing The Accessibility, Sustainability And Quality Of The Infrastructure. The Concessionaire Will Be Responsible For The Redevelopment And Upgrading Of The Entire Project Infrastructure, Including The New Camping Infrastructure, Sanitary Facilities, Recreational Facilities, Utilities, Path Structures, Landscaping And The Redesign Of The Golf Course (Including Driving Range). The Concessionaire Bears Full Responsibility For Financing The Redevelopment Of The Project Area And The Investments Required To Achieve The Intended Quality And Sustainability Standards. There Is G
