The Municipality Of Steinhagen (“Client”) Operates Accommodation For Refugees And Homeless People At Patthorster Straße 143. The Existing Building Is No Longer Usable Due To Its Structural Condition And Must Therefore Be Completely Dismantled And Then Replaced By A New Building. For This Purpose, The Complete Planning And Execution Work For The Construction Of A Turnkey Building At The Aforementioned Location Is To Be Awarded To A Total Contractor. To Clarify: The Dismantling Of The Existing Building Is Not The Subject Of This Tender. In This Project, Turnkey Means That The New Building, Including All Technical And Other Systems, Is Completely Finished, Functional, Operational And Ready For Occupancy, So That The Intended Use Is Available Without Restrictions. Further Details Can Be Found In The Functional Specifications (“Flb”) Attached To The Tender Documents And The Associated Appendices. The Client Expects The Future Contractor To Begin Carrying Out The Task Immediately After The Contract Has Been Awarded. The Construction Work Must Be Planned In Such A Way That The Deadlines Specified In The Flb Or The “Time Frame” Appendix Are Adhered To. The Services Advertised Here Must Be Completed By October 31, 2027 At The Latest (I.E. Turnkey Handover Of The Construction Work). The Client Assumes That The Responsible Building Authoritys Processing Time For The Building Permit Process Will Be Three Months From The Time The Complete Building Application Documents Are Available. If The Above Period Of Three Months For The Processing Time From The Submission Of The Complete Building Application Documents Is Exceeded, The Completion Date Will Be Postponed Accordingly By The Additional Period Of Time That The Responsible Building Authority Needs To Process The Building Application. A Claim For Additional Remuneration Due To A Longer Processing Time By The Responsible Building Authority Is Excluded. To Clarify, It Should Be Noted That Exceeding The Deadlines Does Not Lead To An Adjustment Of The Remuneration Entitlement, As This Does Not Involve An Increase In The Performance Target.
