One Or More Companies Are To Be Located On The Property B34 Available To Niedersachsen Ports As The Owner, Which Has So Far Been Used Predominantly For Agricultural Purposes, Whose Field Of Activity Includes Goods Incoming And Outgoing Via The Quay, Their Production, Their Storage, Their Transport And/Or The Associated Services. The Settlement On Property B34 Is Intended To Generate Transshipment Via The Quay Edge In The Port Of Brake. 2. It Should Be Noted That A Property Directly Adjacent To Property B34 With A Size Of 22,000 M² (Plot B34a) Is Currently Reserved Due To An Application From A Previous Procurement Process. If The Current Negotiations On Property B34a Do Not Lead To A Contract Being Concluded, Niedersachsen Ports Reserves The Right To Include Property B34a In The Process At Issue Here And To Negotiate A Settlement On Property B34a With Suitable Applicants. As Part Of Their Application To Participate, The Bidders Must Inform Niedersachsen Ports Whether - Subject To The Corresponding Availability And Decision By Niedersachsen Ports To Include The Property In This Process - They Also Wish To Begin Negotiations On Property B34a. 3. The Following Minimum Requirements Are Placed On A Settlement Project On The Property B34 In Question Here: A) Transshipment Goods Are Produced And/Or Processed, Handled And/Or Stored On The Settlement Property And/Or B) Services Are Provided On The Settlement Property That Support The Existing Port-Related Settlements And/Or Port Operations (Together Also Port-Related Settlement). 4. Against The Background Described Above, Niedersachsen Ports Is Carrying Out This Negotiation Procedure For Port-Related, Commercial Settlements On Property B34 By Concluding A Rental Or Leasehold Building Contract Or Several Rental Or Leasehold Contracts (Hereinafter Referred To As Land Contracts) (With An Obligation To Use In Accordance With The Negotiated Port-Related Purpose Of Use And, In The Case Of The Leasehold Contract, For Construction And Commissioning).
