The Roth District Intends To Replace The Existing Operating Building Of The Abenberg District Building Yard With A Contemporary New Building. The Existing Building Is Largely Outdated And Has Reached The End Of Its Life Cycle. In Addition, It No Longer Meets The Current Requirements In Terms Of Spatial Geometry And Functionality, Especially In The Workshop And Storage Area. The New Building Should Be Designed To Meet The Current Requirements Of Building Yard Operations. After Thorough Examination And Consideration Of Three Originally Planned Variants, Only Original Variant 1 Will Be Pursued. This Envisages The Demolition Of The Existing Company Building And The Construction Of A New Building On The Same Site, Which Combines All The Necessary Areas Of Use - Administration, Social Areas, Workshops And Storage Rooms - In One Coherent Building. The Original Variants 2 And 3, Which Envisaged A Conversion Or A Replacement Of The Existing Residential Building For The Administrative And Social Areas, Were Rejected. Both Variants Do Not Allow A Direct Internal Connection Between The Workshop/Storage Areas And The Administrative/Social Area, Do Not Offer Any Cost Advantages Compared To Variant 1 And Are Not Considered Functional For The Ongoing Operation Of The Building Yard. The Basis Of The Project Is A Spatial Program That Takes Into Account Both The Districts Specifications And The Recommendations Of The Federal Highway Research Institute (Booklet V 212). After Revision And Coordination With The District, A Reduced But Needs-Based Area Approach Results. The New Building Is Divided Into Two Main Areas: Social And Office Area (Planned On Two Floors) With, Among Other Things: - 4 Offices (2 Workstations Each), Plotter Room/Archive, First Aid - Social And Training Room (Approx. 75 M²) With Kitchenette - Sanitary And Changing Rooms For Male And Female Employees - Disabled Toilet, Storage Rooms, Technical Rooms Workshop And Hall Area (Mainly One-Story) With, Among Other Things: - Car Workshop With Lifting Platform, Pit And Drive-Through Facility - Carpentry Shop With Storage, Sign Printing Room, Hazardous Materials Storage With External Access - Tool And Material Storage, Washing Hall And Truck Storage Hall The Feasibility Study And Inventory Documents Will Be Provided With The Tender Documents. The Implementation Should Take Place In Two Construction Phases In Order To Ensure Continuous Operation Of The District Building Yard - Especially The Vehicle Workshop - Throughout The Entire Construction Period. In The First Construction Phase, It Is Planned To Demolish The More Unnecessary Parts Of The Building (Shelter Areas, Existing Washing Hall) And To Build The New, Priority Workshop And Storage Areas. In The Second Construction Phase, The Remaining Existing Buildings Will Be Demolished And The New Administrative And Social Areas Will Be Built.
