Architectural, Construction, Engineering And Inspection Services – Conversion And Renovation Of The Hanover Freight Shed In Salzbergen, Building Object Planning. The Existing Building Is The Hanover Freight Shed In Salzbergen. The Building Is A Registered Individual Monument And Has Special Economic And Technological Historical Significance. The Goods Shed Was Built Around 1857 By The Hanover Railway Administration. It Is Currently In A Structural Condition Commensurate With Its Age And Use. The Aim Of The Measure Is The Future Use Of The Building As A Rehearsal, Event And Meeting Place For Local Music Clubs. During Planning And Implementation, The Following Requirements In Particular Must Be Taken Into Account: • Rehearsal Room: A Rehearsal Room With A Minimum Size Of 8.00 M X 10.00 M Must Be Created. Larger Room Dimensions To Improve Room Acoustics Are Expressly Desired. • Storage Rooms: Suitable Storage Rooms Must Be Provided For Musical Instruments, Sheet Music And Documents. Particular Attention Must Be Paid To Suitable Climatic Conditions. • Energy-Related Renovation: As Part Of The Renovation, The Building Must Be Upgraded In Terms Of Energy Efficiency, Both In Terms Of The Building Envelope And The System Technology. The Measures Must Be Planned Taking Into Account The Requirements Of Monument Protection. • Room Acoustics And Room Climate: Room Acoustics That Are Suitable For Music Rehearsals Must Be Ensured. At The Same Time, A Constant Room Climate That Is Suitable For Musical Instruments (Particularly In Terms Of Temperature And Humidity) Must Be Ensured. • Noise And Vibration Protection: Due To The Adjacent Railway Operations, Suitable Measures Must Be Taken To Protect Against Noise And, If Necessary, Vibration Effects. • The Property Is Located In The Formally Defined “Salzbergen Ortskern” Redevelopment Area In Accordance With Section 142 Of The Building Code (Baugb) And Is Financed From Urban Development Funding. The Regulations From The Urban Development Funding Guidelines For Lower Saxony (R-Stbauf, Ni) Must Be Adhered To. All Measures Must Be Developed And Implemented In Close Coordination With The Responsible Monument Protection Authorities. The Subject Of This Procedure Is The Awarding Of Property Planning Services For Buildings. O Basic Services: -Property Planning Services For Buildings For Service Phases 1-4 In Accordance With Section 34 Hoai In Conjunction With Appendix 10, Section 10.1. -The Commissioning Of Service Phases 5-7 And 8-9 Is Optional. O Special / Additional Services: - Creation And Processing Of A 3D Building Model Including The Modeling Of Interior Spaces, In Accordance With The Building Information Modeling (Bim) Methodology (According To Hoai Appendix 10, Section 10.1, Service Phase 2) - Analysis Of Alternatives Or Variants Including Their Evaluation As Well As Carrying Out Cost Studies To Optimize The Planning (According To Hoai Appendix 10, Section 10.1, Service Phase 4) A Legal Right To Commission The Further There Are No Levels Or Any Special Achievements.
