The Subject Of The Order Is To Update The Land Development Concept And Prepare Design And Cost Estimate Documentation For The Adaptation Of An Existing Building After A Former Primary School Located In Zawadzkie, Along With Its Expansion, Change Of Use And Design Of The Necessary Land Development Elements For The Implementation Of A Housing Investment. The Investment Is Being Implemented For The Needs Of Sim Śląsk Północ Sp. Z O. O. Based In Lubliniec At Ul. Paderewskiego 9, 42-700 Lubliniec, Within The Boundaries Of Plot No. 461/1, Zawadzkie District. The Scope Of The Order Also Includes Obtaining, On Behalf Of The Ordering Party, All Required Administrative Decisions, Certificates, Opinions And Arrangements Necessary For The Preparation And Implementation Of Construction Works, In Particular Enabling Obtaining A Building Permit Or Making An Effective Notification Of Construction Works In Accordance With Applicable Law.1. Scope Of The Study: 1) Development Of An Update Of A Comprehensive Architectural And Urban Concept [2 Variants At The Design Approval Stage + 5 Scenes Of Photorealistic Visualizations Presenting The Final Effect] Along With A Map For Design Purposes; 2) Development Of A Construction Project - Architectural And Construction Project [Pab], Plot Or Area Development Project [Pzt], Along With Descriptions; 3) Development And Obtaining All Necessary Documents And Arrangements, Including: Geotechnical Opinion/Opinion Geological And Engineering, Decisions To Remove Trees And Shrubs [If Required], All Arrangements With The Commune [Including, Among Others, Agreement On Road Exits, Parking Spaces], Network Operators, Industry Arrangements, Obtaining A Final Decision, Construction Permit [Pnb] With A Finality Clause;4) Preparation Of Investor Cost Estimates And Bills Of Quantities Covering All Industries And Preparation Of Technical Documentation And Technical Specifications For The Execution And Acceptance Of Construction Works Covering All Industries.2. Functional Assumptions1) The Designed Multi-Family Building Should Include Residential Premises With A Diversified Surface Structure Adapted To The Needs Of Single And Multi-Person Households;2) Common Areas Should Be Provided, Including Staircases, Elevators Adapted To Transport Sick People On Stretchers And Furniture (In Each Staircase), General Circulation, Technical And Utility Rooms, A Wheelchair/Bicycle Room;3) Land Development Should Include Parking Spaces, Entrances, Access Roads, External Lighting, Greenery And Elements Of Small Architecture, Playground, Bicycle Shelter;4) In The Case Of Expansion Of The Facility, Architectural Coherence Of The Existing And Planned Part Of The Building Should Be Ensured;5) The Premises Should Be Designed To A Finishing Standard That Allows Them To Be Occupied Without The Need For The Tenant To Carry Out Construction Works, In Particular: A) Plastering, Plastering And Painting Of Walls And Ceilings, B) Floors Made Of Panels Or Stoneware Tiles, C)
