Construction Work For University Buildings – Renovation Or Demolition And New Construction Home Vermeylen Via A Design, Build, Finance & Maintain. Object Of The Assignment: The Object Of The Assignment Concerns The Implementation Of A So-Called Dbfm Program (“Design, Build, Finance & Maintain”). With The Current Assignment, Ghent University (Hereinafter Ghent University) Wishes To Appoint A Contractor For The Renovation Or Demolition And New Construction Of The Vermeylen Student Home. To This End, The Placement Procedure Must Lead To The Conclusion Of A Dbfm Agreement Between The Contracting Authority And The Chosen Tenderer (Then The Contractor). Student Home Vermeylen Currently Has 465 Student Rooms (56 Per Floor And 17 On The Ground Floor) Spread Over Eight (9) Floors (Eight (8) Above Ground And One (1) Basement) And Is Equipped With Communal Showers, Toilets And Kitchen(S) On Each Floor. Https://Www.Ugent.Be/Student/Nl/Studentenleven/Huisvesting/Homes/Homes-Residenties/Vermeylen.Htm This Assignment Is Being Issued To Ensure That The Student Home Complies With The Most Recent Legislation And Standards Regarding Student Housing, The Environment And Energy. This Project Should Contribute To Ghent Universitys Mission To Rent Out Quality And Affordable Student Accommodation To Students. The Focus Of Ghent Universitys Housing Policy Is On Disadvantaged Groups. Student Rooms At Ghent University Are Rented At Prices Below The Market Average, And Low-Income Students Are Given Priority. Ghent University Wishes To Realize A Maximum Of Basic Rooms Within This Assignment. A Basic Room Is A Room According To The Standards Of The Flemish Codex Wonen Where The Bathroom And Kitchen Are Provided Collectively, And With A Minimum Net Floor Area Of 12 M² (Or 10 M² If It Concerns A Room In An Apartment). This Means That Ghent University Assumes The Realization Of 100% Basic Rooms Within This Project. This Can Only Be Deviated From If This Is Required By The Licensing Authority Within The Environmental Permit For The Project. This Must Be Supported By The Contractor At Ghent University. If The Licensing Authority Requires That Comfort Rooms And/Or Studios Must Be Realized Within The Project, These Must Also Meet The Standards Of The Flemish Codex Housing And The Present Program Of Requirements. Any Mandatory Adjustments To The Contractors Design Must Already Be Included In The Price And Cannot Give Rise To An Adjustment Of The Prices Offered. An Essential Part Of The Assignment Also Concerns The Maintenance Of The Building. This Means That Ghent University Has The Contractor Carry Out All Activities Aimed At Maintaining The Building And The Existing Installations (Tenant And Landlord/Owner Maintenance Incl. Compliance). The Following Activities Are Not Included Here, And Are Therefore Organized By Ghent University Itself (Not Exhaustive): - The Cleaning Of The Building; - Window Cleaning (Inside And Outside); - Green Maintenance; - Waste Management; -
