The Object Of The Contract Is The Services Of A Technical Consultant For The Preparation Of Technical Planning For The Utilization & Development Of Osy Mae Real Estate. It Concerns The Planning And Study In The Maturation Of Important Zoning And Urban Planning Regulations For Selected Properties Of The Company, Alongside The Development Of A Program To Exploit Its Real Estate Through Administrative Upgrades Of An Urban Nature That Expand The Permitted Uses Of Land, Remove Existing Obstacles And Create Significant Goodwill In The Land And The Companys Facilities. Delivery - Object Of The Project The Deliverables Of The Project Concern: Phase A: Preparation 1. Diagnosis Per Property Of The Urban Planning Status And Specifically The Inventory And Evaluation Of The Existing Land Uses With A Focus On The Urban Character Of The Lands, Eg Common Areas And So On For All The Selected Train Stations. 2. An Extensive And Thorough Investigation Which Will Be Carried Out For Each Train Station Separately In Order To Select The Optimal Urban Planning Methodology That Is Suitable For Removing The Obstacles Found In Each Of Them, Examining All The Available Urban Planning And Spatial Planning Tools, I.E. A) Submission Of The Special Urban Planning Plan, B) Approvals From Eschada, C) Creation Of The Business Park Of The Law 4982/2022, D) Of The Applications Of The Classical Urban Planning Legislation, Regarding The Revision Of Existing Street Plans. For Each Of The Selected Properties, All Four Methodologies Or Others Will Be Analyzed In Order To Select, Based On Criteria, The Optimal One. Phase B: Consultation 1. Following The Delivery Of Phase I To Osy Mae, The Company Will Consult With The Contractor In Communication With The Stakeholders And The Optimal Scenario Or Combination Of Scenarios Will Be Selected To Be Followed Per Property To Resolve Their Issues. 2. Preparation Of A Detailed Action Plan And Schedule Per Property For The Selected Solution With Accurate Costing Per Case. Phase C: Delivery For All The Selected Properties, A Comprehensive File Will Be Prepared, Which Will Include Everything Required By The Current Legislation And In Accordance With Annex I - Detailed Description Of The Physical And Economic Object Of The Contract, With The Aim Of Submitting These To The Competent Bodies For Final Approval By The Competent Authorities, Whether They Are Competent Courts (Ste) Or Competent Institutions (Eschada, Kesypotha Etc.), In Order To Issue Legislative Provisions Indicatively Pd, Kya, Etc. For Ag. I. Rentis, Within 20 Days From The Signing Of The Contract, The Drafting And Submission Of The Required Technical Reports, Studies And Applications For The Implementation Of Article 56 Of Law 5220/2025 As Applicable Will Have Been Completed. In Addition, The Contractor Is Obliged To Cooperate Closely With Other Contractors Or Technical And Legal Advisors Who Implement Projects Related To The Spatial And Architectural Data Of The Train Stations It Includes
