Engineering Design Services – Replacement Kindergarten Building. Reason And Aim Of The Measure The Municipality Of Buchenbach Intends To Build A New Daycare Center As A Replacement Building. The Background Is The Necessary Comprehensive Renovation Of The Existing Sommerberghalle, Which Currently Houses Daycare Centers In The U3 And Ü3 Areas. Due To The Need To Return The Existing Building To A Largely Shell-Like State, Ongoing Kindergarten Operations Cannot Be Maintained During The Renovation Phase. The Aim Of The Measure Is To Create A Contemporary, Functional, Sustainable And Economical New Building For Childcare That Meets The Current Educational, Structural, Energy And Legal Requirements. Location And Property The Replacement New Building Is Planned On Parcel Number 246, Schulstrasse, Buchenbach Municipality. The Property Is Currently Used As A Parking Lot And Is Centrally Located In The Immediate Vicinity Of The School And The Town Center. The Property: Is Free Of Building Burdens And Can Be Connected To The Existing Supply And Disposal Networks (Wastewater, Drinking Water, Gas) And Can Optionally Be Connected To The Planned District Heating Supply And Has No Known Contaminated Sites. The Legal Basis For Planning Is A Change To The Town Center Development Plan, The Specifications Of Which Must Be Taken Into Account As Part Of The Planning. Subject Of The Planning Task The Subject Of The Order Is The Planning Of A Two-Story New Building Of A Daycare Center With A Total Of Four Groups For Up To Approx. 90 Children: 1 Group U3 (Children Aged 1-3), 3 Groups Ü3 (Children Aged 3-6). The Planning Must Be Based On The Spatial Program For Daycare Centers Of The Baden-Württemberg Municipal Association For Youth And Social Affairs (Kvjs). A Preliminary Draft Site Plan Is Attached To The Tender Documents And Serves As A Non-Binding Solution. Deviations And Further Developments Within The Planning Are Expressly Permitted. Characteristic Values ​​(Guide Values): Gross Floor Area (Gfa): Approx. 730 M² Gross Volume (Bri): Approx. 3,300 M³ Functional And Spatial Requirements The Daycare Center Is To Be Planned As A Contemporary Education And Care Building With A High Quality Of Stay. In Particular, The Following Must Be Provided: Group Rooms With Assigned Ancillary And Differentiation Rooms, Multi-Purpose And Lounge Areas, Sanitary Areas For Children And Staff, Staff, Administration And Ancillary Rooms, Storage, Technical And Access Areas, Barrier-Free Access And Use In Accordance With Din 18040 Or Recognized Technical Regulations, Functionally Coordinated Outdoor Facilities With Sufficiently Dimensioned Outdoor Play Areas. A Clear Functional Allocation, Short Distances And A Close Connection Between Indoor And Outdoor Spaces Must Be Ensured. Design And Structural Objectives The Building Must Be Designed To Be Child-Friendly, Clear And Robust. A High Level Of Daylight Availability Is Ensured By Appropriate Opening Proportions From The Company
