Design-Construction Contract Entrusting The Holder With A Mission Relating To Both The Establishment Of Studies And The Execution Of The Work. The Details Of The Missions Entrusted To The Holder Appear In The Specifications. Services Are Paid By Fixed Prices. The Operation Consists Of The Construction Of A Real Estate Complex For Residential And Business Use, Developing A Total Planned Floor Area (Sdp) Of Approximately 6,600 M² On A Plot Of 2,173 M². The Operation Is Carried Out As Joint Project Owner And With A Group Of Orders Concluded Between Habitat 44 And Galéo. The Project Is Carried Out Within The Framework Of The Specific Objectives Of Related Measures (“Territories Engaged For Housing” And France 2030 Consortium Agreement “Sustainable City Demonstrator”) Imposing Ambitious Performance Levels For Demonstrator Purposes, Dedicated Project Methodologies And Constrained Schedules. The Challenges Of The Project Are: Compliance With The Technical, Architectural And Environmental Requirements Of The Zac Des Isles Control Of Deadlines, Costs And Programmatic Requirements Of The Project Owners A Particular Working Methodology Linked To The Issues, Interlocutors And Specific Frameworks Of The Zac Des Isles The Program Includes In Particular: Social And Affordable Housing Intended For Rental (Around 38) Housing In Affordable Accession Real Solidarity Lease (Around 28) Housing Free For Accession Of Small Typologies (Approximately 62) Surface Areas Of Activity Premises, All Technical Premises, Bicycle Premises, Om Premises, Common Spaces, Bicycle Parking Areas And Landscaping, The Surface Area And Programming Of Which Will Be Specified In The Offer Phase. A Complete Technical File Including The Developer Elements And The Programmatic Data Of The Co-Project Owners Will Be Communicated To The Candidates Admitted To Submit An Offer.
