Architectural, Engineering And Planning Services – Municipality Of Meckesheim - Awarding Of Planning And Control Services For Development As Part Of The Mülben District Development. The Municipality Of Meckesheim Intends To Develop A New Development Area In The Mülben Area On The Western Outskirts With A Total Area Of ​​Around 16.70 Hectares. This Area Is To Be Divided Into Residential Building Areas Of Approx. 7.08 Hectares And Commercial Areas Of Approx. 9.62 Hectares. Currently The Area Is Predominantly Used As Agricultural Land. The Aim Of The Municipality Of Meckesheim Is The Holistic, Integrated And Sustainable Development Of A Modern District That Combines Single-Family Home Construction, A Future-Oriented Commercial Area, Innovative Energy Supply Concepts And Smart City Components. We Are Looking For A Developer Who, In Addition To The Conception Of The Urban Development (Location Development), Will Also Take On Project Management And Execution Of The Development Measures. This Means That The Planning Contracts That Have Already Been Concluded Are Transferred To The Project Sponsor. This Includes The Following Orders That Have Already Been Awarded: - Preliminary Investigation/Determination Of Willingness To Cooperate - Subsoil Investigation - Drone Flight With Evaluation Of The Images For A Profile Plan Including Ridge And Eave Heights - Object Planning Services For Engineering Structures (Lph 1+2) - Planning Services For Traffic Systems (Lph 1+2) The Planning Contracts Should Be Transferred To The Development And Project Sponsor Sought And Will Be Provided In The Future For The Account Of This Sought-After Partner. The Municipality Reserves The Right To Make All Relevant Decisions Regarding The Design Of The Development Area. The Properties Remain The Property Of The Municipality And Third Parties And Are Therefore Not Transferred To The Developer. These Services Therefore Include In Particular: Stage 1: Requirements Assessment And Needs Analysis In Particular: Innovative Energy Supply Concepts And Smart City Components Stage 2: Support Of The Planning (Project Management Service) In Particular: Support Of The Planning Services Including Planning And Usage Concept As Project Controller, Economic Feasibility Assessment Stage 3: Determination And Realization In Particular: Making The Properties Ready For Construction, Preparation And Support Of The Development Measures And All Necessary Accompanying Specialist Planning; Control And Support Of Land-Use Planning, Initiation, Coordination Of Development Planning And Other Necessary Specialist Planning In Coordination With Project Progress And Project Requirements, Implementation Of The Selected Land Management Instrument; Accompanying The Reallocation Process. Pre- Or Interim Financing Of The Development Should Be Offered As An Option. A Gradual Assignment Is Intended; There Is No Entitlement To Further Assignment.
