Project Description: The Spessart Therme Is A Facility That Has Repeatedly Expanded Functions And Adapted To Requirements Since The 1970S. Almost All Areas Of The Thermal Spa, With The Exception Of The 25-Meter Swimming Pool, Are Now In Need Of Renovation Or No Longer Meet The Standards Expected Today. Those Responsible For The Spa Operation Have Decided To Partially Rebuild The Thermal Baths And Fundamentally Renovate The Remaining Areas, Including The Brine Fountains. The Outdoor Areas Also Need To Be Redesigned. The Total Construction Costs For The Project (Kgr 300-600) Are Roughly Estimated At Eur 29 Million Net. The Spessart Therme Is Integrated Into The Spa Operations And Is Therefore Closely Connected To The Building Complex. The Areas To Be Newly Built Or Completely Renovated Are Roughly Divided Into The Following Sub-Areas: -Foyer, Entrance & Checkout As Well As Access To The Upper Floor: 800 M2 (Renovation) -Changing Room & Sanitary Facilities, Bathroom: 800 M2 (Renovation) -Indoor Pools & Walkways: 1,100 M2 (New Building) -Outdoor Pool And Facility: 1,400 M2 (New Building) -Activity Pool With Various Additional Areas: 600 M2 (New Building) -Sauna Interior Area: 250 M2 (New Building) -Attractive Open Spaces With Sauna Huts And Relaxation Areas: 1,500 M2, Optionally Expandable To The South By 1,500 M2 (New Building) -25-Meter Swimming Pool, Completed In 2019 (Existing) -Gastronomy Areas With Kitchen And Additional Rooms: 650 M2 (New Building) -Two Dead Sea Salt Caves (New Building) -Entire Building Technology Including The Energy Supply (Electricity And Heat) Of The Entire Spa Building Complex (See 1.3.5 Energy Supply) In The Basement: Approx. 1,500 M2 (New Building). -Brine Treatment (New Building) The Thermal Spa Area Is Part Of The Spa Building Complex, Which Includes A 25-Meter Swimming Pool, Event Hall, Gym, Historic Concert Hall, Various Meeting Rooms And An Administration Wing. There Is Also A Fully Rented Medical Center And Other Commercial Space. The Entire Spa Building Complex Is Currently Supplied With Electricity And Heat From An Energy Center Located In The Adjacent Thermal Spa Area. There Is Also A Brine Fountain That Supplies The Thermal Baths With Healing Water And A Redundancy On The Forecourt Of The Fountain Passage, I.E. In The Immediate Vicinity Of The Facility.
