The Building Ensemble Dates From The 1950S And Has An Architecturally And Spatially Distinctive, Unique Cash Desk Hall, Which Represents An Essential Identity Feature Of The Existing Building. The Aim Of The Project Is The Structural Renovation And Functional Conversion Of The Building For Use By Hamburg Service, Including As A Training Location. Future Use Requires A Functional, Economical And Monumental Adaptation Of The Existing Building To Todays Requirements, Particularly With Regard To Work And Training Rooms, Technical Building Equipment And Quality Of Stay. Planning Basis The Basis For Further Planning Is A Feasibility Study, Which Was Developed In Close Coordination With The Future Tenant (Hamburg Service). Part Of This Study Is A Detailed Occupancy Plan, Which Serves As A Binding Basis For The Subsequent Planning Services. The Relevant Documents Are Part Of The Tender. The Entire Building Is A Listed Building. All Measures Must Be Developed In Close Coordination With The Monument Protection Authority. Monument Approval Is Required For The Project. Special Planning Requirements A Central Planning Topic Is The Renovation And Functional Upgrading Of The Large Ticket Hall. The Following Aspects Are Of Particular Importance Here: • Heating And Cooling Concept, Taking Into Account The Special Room Geometry And The Monument Value • Room Acoustics And Sound Absorption In The Hall • Electrical Planning • Preservation And Sensitive Further Development Of The Elements That Characterize The Monument • Flat Roof Renovation • Glass Replacement Of The Existing Windows. Construction Phases And Deadlines The Implementation Of The Entire Project Is Carried Out In Five Construction Phases. The Detailed Division Of The Construction Phases Is Attached To The Tender Documents. Roof Renovation And Glass Replacement Are Not Included In The Costs Or Dates. The First Construction Phase Has Already Been Scheduled And Is Scheduled To Be Completed In August 2026.
