The Main Object Of The Contract Is The Provision Of Urban Planning Services, Obtaining Approvals And Drawing Up/Obtaining Specialized Studies In Order To Prepare The Documentation P.U.Z. Moara De Vânt Zone Up To The Administrative Limit Of Aroneanu - Popricani, Related To The Objective Of Own Investments From The Year 2025 - Puzs And Other Studies In The Municipality Of Iaşi - Cicoarei Area And Moara De Vânt Area Up To The Administrative Limit Aroneanu-Popricani. The Purpose Of These Works Is To Develop The Documentation P.U.Z. Moara De Vânt Area Up To The Administrative Border Of Aroneanu - Popricani, From The Municipality Of Iasi By Analyzing The Existing Situation And Establishing The Conditions Under Which The Entire Area Can Be Exploited. The Need To Prepare This Documentation Is In Accordance With The Provisions Of Art. 1 Of Law No. 350 Of June 6, 2001 Regarding Territorial Planning And Urban Planning Within The Puz, The Following Will Be Analyzed And Regulated, Mainly: • Harmonization With The Pug Of The Municipality Of Iași And The Correlation With The • Town Planning Documentation Approved In The Area (Puz/Pud), Including The Substantiation • Of Their Update/Modification, As Appropriate, In The Context Of The Overall Puz; • Functional Zoning And The Compatibility Of Functions (Housing, Mixed Functions, Services, Public Facilities, Green Spaces, Etc.), As Well As Establishing The Main Urbanization Areas; • Organization Of The Traffic Network And Connectivity (Hierarchy Of Streets, Road, Pedestrian And Bicycle Accessibility, Correlations With The Major Network, Access To Points Of Interest); • Establishing The Urban Indicators, Height Regime, Setbacks And Urban Compliance Rules (Rlu) For The Proposed Sub-Areas; • Building Equipment (Water-Sewer, Energy, Gas, Telecom, Public Lighting) And Correlation Of Development With Network Capacities, Including Conditions For Phased Implementation; • Public Spaces And Green Spaces: Ensuring A Coherent Network Of Green Spaces And Public Spaces, Connected And Accessible, With Rules For The Quality Of Public Space; • Legal Status And Land Circulation, Including The Need For Parcel Correlation/Reparceling Mechanisms (As Applicable); • Measures Regarding Environmental Protection And Natural/Anthropogenic Risk Management (If Applicable); • Site-Specific Conditions And Servitudes, Including — If Required By Approvals — Provisions Regarding Heritage/Historical Monuments.
