Construction Work - Master Builders Work - Rit. Master Construction Work For The Energy-Related Renovation And Maintenance Of Residential Buildings At Piusplatz 2-3, Aschheimer Str. 1-13, Grafinger Str. 44-50 And Aßlinger Str. 2-10 Energy-Efficient Renovation And Modernization Of 3 Rows Of Residential Buildings With A Total Of 18 House Entrances And Each Ground Floor + 3 Floors From The Year 1930. The Properties Are Located In Berg Am Laim An Der Aschheimer Str. 1-13, Grafinger Str. 44-50, Aßlinger Str. 2-10 And Piusplatz 2+3, 81671 Munich These Buildings Include A Total Of 144 Residential Units With A Living Space Of 11,117 M² And A Commercial Space Of 32 M². The Aim Is To Achieve An Efficiency House Standard (Eh 55 Or Eh 70) In Order To Increase The Energy Efficiency Of The Buildings, Minimize Co2 Emissions And Achieve Long-Term Cost Savings For The Residents. The Modernization Measures Are Carried Out While The Property Is Inhabited. Brief Description Of The Master Builder: The Subject Of The Tendered Master Builder Work Is All Services That Are To Be Carried Out By The Builder Trade As Part Of The Planned Facade Renovation And Energy-Efficient Upgrade Of The Above-Mentioned Rows Of Houses. The Contractor Must Produce The Complete Construction Site Equipment, Maintain It During The Entire Construction Period And Dismantle It Properly After Completion Of The Work. This Includes, In Particular, Providing All Necessary Containers, Providing The Necessary Supply And Disposal Facilities And Providing Comprehensive Tenant Support During The Construction Period. Demolition And Preparation Work Must Be Carried Out On The Facades As A Basis For The Subsequent Etics Work. This Includes, Among Other Things, The Demolition Of Existing Window Sills, The Removal Of Reveal Plaster, The Creation Of Smooth Coats In The Reveals And Other Necessary Ancillary Work. Existing House Entrance Doors Are Removed And Replaced With New Ones. Existing Canopies Must Be Cut Back Or Adjusted As A Preparatory Measure For The New Canopies. The Existing Windows Of The Residential And Commercial Units Are Removed And Disposed Of When They Are Inhabited Or Rented. After The New Windows Have Been Installed By The Subsequent Trade, The Builder Must Plaster The Windows And Professionally Prepare The Window Reveals For The Application Of The Etics. To Produce The Base Insulation, Earthworks Including Excavation, Backfilling And Subsequent Paving Work Are Required. As Part Of The Insulation Of The Cellar Ceilings And Cellar Walls And The Renewal Of The Cellar Compartments, The Cellar Areas Must Be Completely Cleared Out And Cleared Out. All Necessary Services, Including Container Provision, Disposal, Documentation And Tenant Support, Are Part Of The Scope Of Services. All Basement Windows Will Be Removed, Existing Window Openings Will Have To Be Bricked Up To Create Uniform Window Formats And Then Fitted With New Windows. In Addition, The Top Ones
