Engineering Services – North Residential Area Hugo-Köcke-Weg Westerland/Sylt - Planning Services For Technical Equipment Elt, Alg 4-6, Lph. 2-3, 5-9 According To §§ 53 Ff. Hoai. The Project Involves An Existing Residential Area In Westerland On Sylt That Is To Be Expanded And Densified As Part Of Over-Planning. The Urban Development Shape Of The Future Residential Area Has Already Been Planned Through An Urban Development Appraisal Process. Approximately 280 Residential Units Will Be Built On The 37,726 Sqm Property, Mostly In Multi-Storey Apartment Buildings. An Architectural Office Is Commissioned With The Architectural Design Of The Buildings. Together With The Architects, 4 - 5 Building Types Are Developed, Which In Turn Consist Of Building Modules In Order To Meet The Required Mix Of Apartments And To Realize Many Repeat Cases. The Planned Modular Construction Method Is Intended To Optimize The Floor Plans And Minimize Planning Through Standardization. This Approach Leads To A Reduction In Construction Costs. According To The Current Planning Status, It Can Be Assumed That All Building Modules That Are To Be Built In The Residential Area Will Be Planned In The First Construction Phase (Ba). For This Reason, Service Phases 1-7 For Structural Planning (Twp) And The Technical Equipment Elt And Hls Only Apply To The 1St Ba. The Buildings Are Planned As Massive, Multi-Story Apartment Buildings With A Gable Roof And No Basement. The Heat Supply Is Ensured By A Heating Center With A Local Heating Network. The Heat Is Fed Into The Buildings Via House Transfer Stations And Warms Them Via Surface Heating (Underfloor Heating). Domestic Hot Water Preparation Is Planned Decentrally Using Electric Instantaneous Water Heaters. The Necessary Air Change Should Be Ensured By A Central Exhaust System Without Heat Recovery. The Required Supply Air Should Be Supplied Via Window Frame Fans. It Is Intended To Tender The Following Services And Commission Them (In Stages/Construction Phases): Planning Services For The Technical Equipment Elt, Alg 4-6, Lph. 1-3, 5-9 According To §§ 53 Ff. -1. Ba, With Options Up To 5. Ba (Lp 8-9): First, In The 1St Commissioning Stage, The Service Phases 1-2 Are Commissioned In Accordance With Section 55 Hoai. The Service Phases 3+5-9 Are Carried Out In Stages And Construction Phases. There Is No Legal Right To An Overall Order. The Costs Of The Project (Kg 300-400) Are Currently Estimated At Around €8.4 Million Net. The Milestones For Implementing The Project Stipulate: - Start Of Service Planning Around The End Of The 2Nd Quarter Of 2026.
