Construction Project Management Services – Project Management Services For The General Renovation And Expansion Of The Theater An Der Rott. The Subject Of This Order Is The Gradual Provision Of Comprehensive Project Management Services For The General Renovation And Expansion Of The Theater An Der Rott By The Contractor (Contractor) In Accordance With The General Service Description, The Aho Project Management Service Profile And The Funding Management Service Profile (Together Annex Av3 Of The Tender Documents) As Well As The Project Management Contract And Its Other Appendices. The Rottal-Inn District Is Planning The Comprehensive Renovation And Expansion Of The Theater An Der Rott (Hereinafter Also Referred To As The Project). The Theater An Der Rott Building Complex Is Located Near The Town Center Of Eggenfelden. This Includes The Venues The Large House With 385 Seats, The Painters Hall Studio With 66 Seats, A Cabaret Theater For Events As Well As Employee Catering For 40 To 70 People And A Theater Meadow For Special Outdoor Formats. The Building Was First Designed In 1963 As A Multi-Purpose Hall For An Adjacent Vocational School And Originally Only Included Todays Foyer, The Auditorium, The Stage With Backstage And The Associated Function Rooms. In 1990, The Existing Office Wing Was Realized As A Single-Story Extension With A Basement And The Stage House Extension Running Around The Stage On Three Sides. This Includes The Basement Floors Up To The 1St Floor. This Is Where The Theaters Ancillary And Storage Rooms Are Located, As Well As The So-Called Painters Hall, Which Is Used As An Event Room, A Carpenters Workshop And A Freight Elevator. The General Renovation Is Necessary Because Many Components Are Not Insulated Or Are Only Designed According To Outdated Standards And Are Therefore Insufficiently Insulated. The Painting Hall And The Stage And Orchestra Area Do Not Have Approved Barrier-Free Access. There Are Serious Deficits In Fire Protection. Harmful Substances Have Been Found In Several Components (Including Asbestos, Kmf). In Addition, The Buildings Technical Equipment Is Very Outdated And No Longer Meets Todays Requirements. The Expansion Of The Theater With The New Building Is Intended To Ensure Modern And Proper Theater Operations, Including Modern Stage Technology And Accessibility. The Ground Floor Of The New Building Is To Be Built In Solid Construction And The Upper Floor In A Mixed Construction Of Steel Beams And Timber Frame Construction With A Solid Wooden Ceiling. A Pv System Will Be Operated On The Roof. Due To The Currently Unclear Project Duration, The Contractor Must Initially Focus On Creating Security And Transparency By Creating A Current Overview Of The Project Status And, In Particular, Independently Determining And Summarizing The Topics Relevant To The District And The Committees To Be Involved (E.G. Costs, Schedule, Awards, Funding Opportunities, Etc.) (So-Called Start-Up Phase). At The End Of The Starting Phase, The Contractor Must Document The Status In Such A Way That A Structured And Targeted
