The Client For The Tendered “Technical Facility Management” (Tfm) Services At The Tum Campus In The Olympic Park (Tum Cio) Is The Free State Of Bavaria, Represented By The Technical University Of Munich (Hereinafter: Ag). The Property Consists Of The Areas Of Faculty And Hall Building (New Building), Prevention Center (Existing Building), Beach And Tennis Facility, Sports And Outdoor Facilities. The Technical Systems Used To Supply And Operate The Property Include In Particular: Sewage, Water, Gas Systems / Heat Supply And Heat Generation Systems / Heat Distribution Networks / Space Heating Surfaces / Ventilation Systems And Partial Air Conditioning Systems / Refrigeration Supply Systems And Cold Distribution Networks / High-Voltage Systems / Conveyor Systems (4 In The Faculty And Hall Building, 1 In The Prevention Center) / Own Power Supply Systems And Low-Voltage Switchgear / Pv System / Lighting Systems / Lightning Protection And Earthing Systems / Audiovisual Media And Antenna Systems / Media Supply Systems, Medical And Laboratory Systems / Fire Extinguishing Systems. The Client Will Transfer To The Contractor - As Far As Legally Permissible - All Operator And Traffic Safety Obligations For The Property From His Operator Responsibility. The Contractor Owes All Necessary And Appropriate Services, Depending On The Type And Scope, That Are Required For Safe, Functional, Sustainable, Economical, Trouble-Free And Service-Oriented Building Operation Of The Property As Well As For Traffic Safety. In Summary, The Following Service Components Arise For The Contractor: Operation With A Cafm System By The Contractor / Documentation And Reporting / Implementation Phase / Technical Facility Management (Technical Support) / Fault Reporting, Service And Control Center / Standby Service And On-Call Service / Risk Assessment / Technical Operation / Operational Management, Inspection Of Outdoor Facilities And Structural Facilities / Inspection / Maintenance / Environmental And Hygiene Responsibility / Repairs / Tests / Fault Management / Support, Control, Coordination Of Third Parties / Warranty Management For The Client / Energy And Media Monitoring / Roof And Specialist Maintenance / Support Of Media And Event Technology. The Services Assigned To The Contractor Result From The Entire Procurement Documents.
