This Announcement Is An Invitation To Market Dialogue. This Notice Is Not A Preliminary Notice, A Procurement Notice, A Request For Tenders, And The Publication Of The Notice Does Not Start A Tender. Preparations For The Acquisition Will Be Carried Out During 2026, And The New Framework Arrangement Is Supposed To Come Into Force From The Beginning Of 2027. The Procurement Of The Framework Arrangement Will Be Carried Out With Both Price And Quality Scoring. Tilat-Palvelu Manages And Maintains The City Of Helsinkis Service Buildings, Most Of Which Are School And Daycare Buildings. With This Framework Arrangement, Suppliers Are Procured To Maintain And Service The Building Automation Systems Of Service Buildings By Sub-Area. Within The Framework Arrangement, The Most Important Work Tasks Are The Maintenance Of Rau Systems In The Sub-Region, Assignments Related To Control Room Programming And Sub-Central Programming, And Fault Repair Work. Tentatively, The Framework Arrangement Is Divided Into The Following Sub-Areas: Sub-Area / Number Of Rau Systems In The Real Estate Portfolio By Sub-Area (2/2/2026) - Caverion Drive / 61 Pcs - Deos / 16 Pcs - Fidelix / 124 Pcs - Honeywell Iqvision / 18 Pcs - Honeywell Centraline / 19 Pcs - Ouman / 137 Pcs - Schneider Struxureware / 32 Pcs - Siemens Desigocc / 89 Pcs - Other Systems (Controllers Of Package Machine Suppliers, E.G. Swegon, Enervent) / Not Known The Aim Of This Market Dialogue Is To Find Out:1. What Kind Of Personal And Company References Should Be Taken Into Account In The Competition? The Customer Hopes That In The Future Framework Arrangement The Reporting Of Work Will Be Improved From The Current One And That The Reporting Will Be Done With The Help Of The Maintenance Book Used By The Customer. How Would The Supplier Develop The Reporting Of Works Related To Building Automation? How Would The Supplier Improve The Response And Execution Time Of Rau Works? 6. How Critical Does The Supplier Perceive The Replacement Work Of Actuators And Sensors To Be In Terms Of Their Business? Could The Replacement Work Of Actuators Be Tendered As A Separate Area? 7. What Is A Good Pricing Model For Purchasing Equipment? 8. How Would The Supplier Handle The Continuous Maintenance And Monitoring Of The Building Automation Systems Included In The Framework Arrangement In Its Own Sub-Area? (See The Number Of Rau Systems Section Of The Listing.) 9. How Does The Supplier Perform Other Small Hvac Works Within The Framework Arrangement? 10. How Should The Automation Maintenance Of The Systems Be Carried Out So That It Is Continuous Throughout The Propertys Life Cycle?
