Additional Living Space Is To Be Created In Various Construction Phases In Dortmund Hörde. Part Of This Is The Three Point Houses On Stettiner Straße. The Development Plan Hö 273 (July 16, 2021) Applies To The Area. The Property Is In The Second Row From Wellinghofer Straße. To The Northwest, The Property Borders On A Green Belt, Which Extends North Past The Konrad From The Mark School To The Allotment Garden. In Order To Create A Transition From The Closed Construction Of The Adjacent Residential Area To The Green Area, The B Plan Provides For Three Point Houses On The Property, Two Of Them Of The Same Size. The Buildings Will Have Three Full Floors And A Staggered Floor That Is Set Back At Least 1.20M All Around. The B Plan Provides For A Maximum Height Of The Full Floors Of 9.00M. In Coordination With The City Planning Office, The Specifications Are Deviated From And The Buildings Are Built Up To One Meter Higher. This Means That An Appropriate Room Height Can Be Achieved And The Buildings Can Be Set Slightly Higher To Protect Against Flooding. Due To The Parking Regulations, An Underground Car Park Will Be Provided On The Property. The Buildings Will Be Qng Certified And Are Planned In A Timber Hybrid Construction. A Reinforced Concrete Skeleton Structure Is Planned In The Outer Facade, A Solid Core With An Elevator And Stairwell, As Well As Massive Apartment Partition Walls. The Facade Is Planned As A Prefabricated Wooden Frame Construction So That It Can Be Delivered To The Construction Site With A High Degree Of Prefabrication. The Entire Attic Will Be Constructed Of Wood. 44 Residential Units Of Various Sizes Are Planned. A Focus Is On Larger Apartments For Families. 40% Of The Area Is Intended For Subsidized Housing Construction. The Point Houses Are Each Developed Around A Central Core From Which The Entrances To The Apartments Lead. Due To The Given Cubature, There Are Internal Rooms That Are Used For Storage Rooms And Bathrooms. Most Of The Apartments Extend Over Two Sides Of The Facade, So That Sunlight Falls Into The Apartments At Different Times Throughout The Day. The Spaces Between The Buildings Are Designed As Partly Private, Mostly As Communal Green Spaces In Order To Create A Meeting Place For The Residents. In Accordance With The Requirements Of The City Of Dortmund, The Buildings Will Have A Green Roof And The Use Of Pv Systems. According To The Current Status, Connection To A Local Heating Network That Has Yet To Be Created Is Planned.
