The Gmh | Building Management Hamburg Gmbh (Hereinafter Referred To As Gmh) Is A Municipal Company That Provides Construction, Operation And Management Services For, Among Other Things, Over 50 General Education School Properties In The South Of Hamburg (Wilhelmsburg And Harburg) As Well As For Sports And Special Buildings. The Fm Services For The Tgm Are Being Tendered For The Two New Buildings “Min-Forum + Informatik” With Approx. 40,000 M² Gfa And The “Haus Der Erde” With Approx. 42,000 M² Gfa With The Aim Of Long-Term Cooperation With An External Service Provider. The Services Advertised Here Specifically Refer To The Fm Services Owed By The Landlord For Tgm Within The So-Called Campus Including The Associated Outdoor Facilities. The Tgm Services To Be Provided By The Tenant (For Tenant-Related Installations) Are Not Part Of This Tender. The Infrastructural Services Required Within The Rental Area And The Common Areas, Such As Maintenance Cleaning, Are Generally Arranged By The Tenant And Are Not Part Of This Advertisement. The Contractor Only Has To Clean The Technical Rooms As Required. The Handover Of The New Buildings To The Tenant Is Currently Planned For January 1St, 2026 For The “Min-Forum” Property And July 1St, 2026 For The “Haus Der Erde” Property. Until The Possible Takeover Of Regular Operations By The Future Contractor, A So-Called Interim Operation Is Covered By The Client From The Handover, I.E. By The Gmh Operations Team, By The Installers And Partly By The Tenant. Regular Operation Must Then Be Taken Over By The Contractor As A Contractually Owed Service. The Contractors Tasks Focus On Property Operation And Controlling, Coordinating Tasks Of Maintenance And Testing Services Carried Out By Third Parties.
