Work Detail
Engineering Services – Replacement New Building And Renovation Of The Eschlkam Kindergarten - Technical Equipment, System Groups 4, 5 And 6, Service Phases 1-3 And 5-9 In Accordance With §§ 53 Ff. Hoai. The Existing Kindergarten In Eschlkam Is In Overall Need Of Renovation. The So-Called Marienheim, Originally A Former Inn From The 1930S, Has Been Rebuilt Several Times Over The Decades, But Is Unsuitable For Further Use As A Kindergarten Due To Its Small-Scale Spatial Structure. The Main Building Of The Kindergarten, Which Was Built In 1968, Also Clearly Needs Renovation. The Entrance Area Is Only Accessible Via An Outside Staircase, Which Means That Barrier-Free Access Is Currently Not Possible. An Extension From 1988, Which Was Originally Intended As A Gym, Bedroom And Storage Room, Is Currently Used Temporarily As A Group Room, But Is Also In Need Of Renovation. The Outbuilding Is Structurally Very Outdated, Which Is Why Demolition To Clean Up The Property Is Being Considered. The Property Itself Only Offers Very Limited Parking Spaces (2-3 Parking Spaces) And Has A Slightly Elevated Terrain Level. Three Large Trees Worth Preserving Characterize The Garden Area. The Existing Space Currently Covers Around 690 M². The Desired Space Program Provides An Area Of 735 M² For Four Groups With A Total Of 100 Childcare Spaces. To Prepare For The Project, The Municipality Of Eschlkam Had A Feasibility Study Drawn Up, Which Serves As The Basis For Further Planning. Implementation Is Planned In Three Steps: First, The Old Building Will Be Demolished To Make Room For The New Building Areas. A New Building Will Then Be Built To Meet Current Requirements. Finally, Part Of The Existing Building Will Be Renovated And Integrated Into The Overall Concept. How Exactly The Individual Construction Phases Will Be Designed Will Be Decided In The Further Planning Process. Both Functional And Economic Aspects As Well As The Possibility Of A Later Increase Should Be Taken Into Account. According To The Cost Forecast (As Of March 2023), The Total Costs For This Variant Amount To Around €4.59 Million Gross (Kg 200-700). The Milestones For The Implementation Of The Project Stipulate: - Start Of Work: June 2026 - Start And End Of Construction: - 1St Ba - Demolition Of Old Building (= Marienheim), Basement: June 2027 - September 2027 - 2Nd Ba - New Building: October 2027 - March 2029 - 3Rd Ba - Renovation Of Existing Building: April 2029 - April 2030 The Following Services Are Intended With This Tender To Be Commissioned (In Stages): Planning Services For Technical Equipment, System Groups 4, 5 And 6, Service Phases 1-3 And 5-9 In Accordance With §§ 53 Ff. Hoai. First, In The 1St Commissioning Stage, The Service Phases 1+2 Are Commissioned In Accordance With Section 55 Hoai. The Performance Phases 3 And 5-9 Are Accessed Gradually. There Is No Legal Ruling On Overall Assignment.
