Technical Building Management Services Are Advertised. --- The Service Is Provided In The Following Stages: 1.Start-Up Phase: Stage 1: Begins When The Contract Is Awarded, Planned Is May 28, 2026, Stage 2: Begins 2 Months Before Regular Operation 2.Regular Operation: Starts October 1, 2026 Until Contract End: September 30, 2031 (Optional Extension Until September 30, 2036 If Necessary) 3. Contract Expiry Phase With Return Or Handover Of The Property To The Client Or, If Necessary, To A New Service Provider At The End Of The Service Period ---- Start-Up Phase: - Training Of The Contractor In All Areas Of Responsibility / Processes In Coordination With The Client - Regular Meeting And Coordination Appointments Are Scheduled From The Time The Contract Is Awarded, In Which At Least The Project Manager, The Property Manager And Their Representatives Must Take Part - The Contractor Has Sufficient Staff To Take Over The Property (Start-Up Team), Which Includes At Least The Intended Property Manager And An Experienced Project Manager; Details Of The Services Can Be Found In The Service Description. -- Regular Operation A) Required Services: - Operation - Inspection - Expertise And Expert Tests - Dguv Regulation 4 - Services (Fixed And Portable Systems And Equipment) - Positions Of Responsible Electricians And System Managers - Maintenance - Repair - Optimization - Fault Management - Warranty Monitoring - Reporting - Documentation - Energy Management - Downtime Management / Downtime Maintenance - Disposal - Communication Management - It - Use Of A Cafm System - Maintenance Management And On-Call Service - Property Management - Building Technology Services In Accordance With Economic, Operational And Ecological Requirements In Compliance With - The Applicable Regulations - The Official Requirements And Regulations - The Public Law Requirements - The Currently Valid Recognized Rules Of Technology - The Manufacturers Information.
