Technical Building-Inspection Services – Technical Building Management For The Federal Archives In 12205 Berlin-Lichterfelde And 15366 Hoppegarten - Voek 055-25. Continuation Of Section 2.1 The Contractor Provides Modern Cafm Software For The Planning, Execution And Documentation Of Maintenance And Repair Services On Buildings And Technical Systems, Which Enables Web-Based Access. -- Other Services: -Start-Up Phase/Contract Expiry Phase -Maintenance Management And On-Call Service -Provision Of The Required Personnel -Independent Creation And Submission Of Offers For Services/To Remedy Defects -- The Start-Up Phase Begins With The Award Of The Contract, No Later Than May 1St, 2026. Regular Operations Begin On June 1St, 2026. The Contractor Must Familiarize Himself With All Areas Of Responsibility/Processes In Coordination With The Client. To Take Over The Property, The Contractor Will Provide Sufficient Staff (Start-Up Team), Which Includes The Designated Property Manager And A Project Manager Experienced In Property Takeovers. -- In The Contract Expiry Phase, The Property Is Returned Or Handed Over With All Systems, Technical Systems Or Assemblies As Well As Rooms And Storage Options To The Ag Or A New Service Provider. At The Clients Request, Manufacturers, Experts And/Or Specialist Companies Must Also Be Involved In The Handover. -- The Contractor Must Equip His Staff With Uniform Work Clothing With The Company Logo And Name Tag Attached. -- The Contractor Is Responsible For Ensuring Sufficient Reserve Staff And Registers These Staff For The Property. -- The Property Manager Must Be Present For 8 Hours Every Working Day (Monday - Friday). The Contractual Services Of Ht Must Be Provided Every Working Day (Monday - Friday) For 8 Hours During The Attendance Period From 6:30 A.M. To 3:30 P.M. To Provide Evidence, The Contractor Must (If Possible) Set Up And Maintain A Web-Based Time Recording System. The Constant Availability Of The Property Manager And The Building Technicians On Site Must Be Ensured Within The Specified Attendance Times. -- Requirements For Personnel Can Be Found In The Suitability Criteria And Tasks In The Service Description. -- The Contractor Undertakes To Take On Additional Services/Contracted Services. This Can Include Construction And Services. Submitting Or Obtaining Offers Is Regulated For Different Cost Ranges, See Service Description. For Third-Party Services, The Contractor Can Charge A Management Surcharge: 5% Greater Than/Equal To €10,000, 7.5% Greater Than/Equal To €3,000, 10% Less Than €3,000 (Net Total Amount/Order). --- The Contractor Has Access To Rooms (Office, Sanitary Facilities, Workshop, Changing Room, Warehouse) Free Of Charge For The Fulfillment Of The Contract. For It And Network Connections, The Contractor Must Conclude His Own Contract With The Provider At His Own Expense. -- The Ag Provides District Heating, Water And Electrical Energy Free Of Charge.
