1. The Subject Of The Order Is The Service Of Managing, On Behalf Of The Ordering Party, In The Technical And Administrative Scope, The Real Estate Listed In The Lists Constituting Annexes No. 1, 2, 5 And 6 To The Contract. The Management Of Buildings And Premises Will Consist In Making All Decisions And Performing All Activities Aimed At Maintaining The Residential And Utility Resources Of The City In A Non-Deteriorated Condition In Accordance With Their Intended Use.2. As Part Of The Activities Of Managing Buildings And Premises, The Manager Will Be Obliged To: I. Carrying Out Operation And Maintenance Activities And Covering Related Costs, In Particular: 1. Ensuring The Maintenance Of An Appropriate Sanitary And Orderly Condition Of The Buildings Rooms Used For Common Use By Residents /Att. No. 3/. 2. Ensuring Continuous Technical Protection And Efficient Operation Of Technical Devices Belonging To The Common Parts Of The Buildings Real Estate, /Appendix No. 4/.3. Ensuring The Implementation Of Mandatory Annual Technical Inspections Of Real Estate, Bills Of Quantities For Renovation And Maintenance Works And Construction Cost Estimates.4. Preparing Renovation Plans For Real Estate Based On Technical Inspections, And After Their Approval By The City, Carrying Out Renovation Works At The Expense Of The City.5. Supervising Renovation, Maintenance And Cleaning Works; Concluding Contracts For Renovation And Modernization Works With Contractors Selected Under The Public Procurement Law.6. Ensuring The Development Of The Necessary Construction Documentation Resulting From The Construction Law To The Extent Necessary For The Implementation Of Planned Renovation And Modernization Projects.7. Maintaining Books Of The Construction Facility.8. Receiving Reports Of Defects And Repairs From Tenants On Working Days From: From 7.00 To 15.00.9. Keeping Records Of Failures And Damages Reported By Tenants Of Premises And Ordering Repairs To Maintenance Workers.10. The Activities Of Shelter Management Include, In Particular, Protection Against Damage And Destruction, As Well As Maintaining Proper Sanitary And Orderly Conditions. Ii. Performing Activities In The Field Of Premises Management, Consisting In Exercising The Rights And Obligations Of The Lessor, In Particular: 1. Maintaining Separate Documentation For Each Premises.2. Storing Documentation Regarding The Premises At The Administrators Office.3. Maintaining And Updating Records Of Premises Included In The Citys Housing Stock, Including Residential And Commercial Areas.4. Preparing Reports On The Acquired Premises Of The City, Including Reporting By The Central Statistical Office In The Part Regarding Administrative And Technical Data.5. Calculating A Housing Deposit For Tenants Of Residential Premises And Submitting The Amount To The City.6. Conducting Matters Related To The Settlement And Vacating Of Residential And Commercial Premises.7. Keeping Records And Informing The City About Vacancies.8. Receivi
