There Is No Development Plan For The Building Site. The Property Is Located In The De Facto Kleeberger Bach Flood Area. The Client Intends To Build The New Town Hall Of The Ruhstorf A.D. Market On This Property. To Build Rott. A Building With A Ground Floor, Upper Floor And Attic Is Planned. Traffic Areas (Access Roads And Parking Spaces) Are To Be Created Around The Building. A Construction Method Adapted To The Location In The Flood Zone Is Planned For The Ground Floor. A Wooden Structure Is Planned For The Upper And Attic Floors. The Client Has Already Commissioned Planning And Engineering Services, In Particular Property Planning Services For Buildings And Interiors Up To And Including Hoai Service Phase 4, For The Realization Of The Project, Which Have Now Been Completed. With A Decision Dated September 2Nd, 2025, The Passau District Office Issued The Building Permit For The New Town Hall Building Based On The Planning And Engineering Services. The Building Permit Is Final. The Client Is Currently Assuming Construction And Planning Costs Of Around 5.8 Million Euros Gross. The Client Does Not Intend To Obtain Funding From The Free State Of Bavaria, The Federal Republic Of Germany Or The Eu For The Construction Project. Possible Funding Opportunities From Kfw Bank Are Generally Being Considered, But Have Not Yet Been Examined. The Contractor Acts As A Business Agent And In This Role Fully Assumes The Function And Tasks Of The Client For The Project On Behalf Of The Client. The Contractor Will Implement The Project Based On And In Continuation Of The Approved Planning In Coordination With The Client. In Particular, The Contractor Takes On The Commercial And Financial Support Of The Project As Well As Project Management And Financing Services And Ensures That All Necessary Planning And Construction Services Are Provided For The Project. When The Contract Is Awarded In This Procedure, Only Services That Serve The Preparation And Planning Of The Project Will Be Commissioned. No Additional Services Will Be Commissioned With A Surcharge In This Procedure. The Client Has A Unilaterally Exercisable Contractual Option To Request Further Services.
