Construction Work – City Of Schwerte - New Building Of Theodor Fleitmann Comprehensive School (Tfg). The City Of Schwerte Intends To Build A New School Building At The Location Of The Theodor Fleitmann Comprehensive School In Order To Meet The Additional Space Required For A 5-Room Design Of The School. The Planned New Building Has A Gross Floor Area (Gfa) Of Approx. 14,500M2 And A Gross Room Volume (Bri) Of Approx. 68,000M2. The Tendered Construction Work Includes The Updating Of The Planning As Well As The Turnkey Construction Of All Structures And Outdoor Facilities Including All Ancillary Facilities (Car Parking Spaces, Etc.) In Compliance With All Regulations, Rules And Laws That Must Be Adhered To For The Proper Operation Of The Facilities. The Current Plan Status Is Part Of The Tender Documents. The Current School Location On Holzener Weg Including The Alfred Berg Sports Hall Is Located On The Approximately 28,400M2 Property. The Existing Alfred Berg Sports Hall Is Not Part Of The Tender And Should Not Be Renovated. However, The Technical Supply For The Sports Hall Is Partly Provided From The Basement Of The Existing School Building And From The Property. The Continuous Supply And Use Of The Sports Hall Must Therefore Be Taken Into Account In The Planning Of The Project. The New Construction Of The Planned Single-Field Sports Hall In The North Of The Property (Im Bohlgarten) Will Take Place As A Separate Measure (Not Part Of This Tender) And Is Expected To Be Completed In Spring 2028. In The North Of The Property There Is An Existing Container Facility From The City Of Schwerte On The Small Playing Field In Order To Cover The Additional Space Required By The Tfg. This Will Be Increased In Advance By The City Of Schwerte And Supplemented By A Further 2-Story Container Facility (Not Part Of This Tender), As Parts Of The Existing Building Have To Be Demolished To Make Space For The New Building On The Property. In Order To Implement The Construction Project While Continuing School Operations, It Is Necessary To Demolish Part Of The Existing Building In Order To Then Build The New Building On The Area Gained. These Demolition Work Described Are Part Of The Contractors Services. The Functional Completion Of The New Building, Including Part Of The Schoolyard, Is Required By Summer 2028. Only After The School Has Moved Will The Remaining Existing Buildings Be Demolished In Order To Complete The Remaining Open Spaces. The Sectional Demolition Of The Existing, Winding School Building From Different Decades (60S - 90S) And Different Storeys (1 And 2 Storeys) As Well As The Associated Outdoor Facilities Including The Small Playing Field (Once The New Building Is Completed And Moved, The Container Systems Located There Will Be Dismantled) Also Includes The Professional Cleaning/Disposal Of Pollutants And Is Part Of The Tender. The Implementation Of The Construction Work, Including Demolition Work, Will Take Place During Ongoing School Operations
