Floor Area: 2,053 M² Net Room Area (Nrf): 2,637 M² Floor Area (Grf): 668 M² Floor Area Underground Car Park: 1,136 M² The Shell Construction Work For The Building Has Been On Hold Since October 2025 And Will No Longer Be Continued By The Company Previously Commissioned. The Contractual Relationship Has Now Been Terminated. The Foundation Work Has Been Completed. The Work Was Accompanied And Approved By The Structural Engineer. The Property Is Accessed Via A Cul-De-Sac From Wassermühlenstrasse. The Substructure Of The Cul-De-Sac Has Been Completed And Serves As A Construction Site Access Road. Construction The Building Is Constructed As A Reinforced Concrete Frame Structure. Strip Foundations, Reinforced Concrete Outer Walls Of The Underground Car Park And The Cantilevered Reinforced Concrete Ceiling Are Made Of In-Situ Concrete. The Underground Car Park Will Be Paved. The Quality Of The Concrete Requires Execution As An Ü2 Construction Site. The Rising Floors On The Ground Floor And First Floor Are Made With Prefabricated Reinforced Concrete Elements, Steel System Beams And Prestressed Concrete Hollow-Plank Ceilings. The Outer Walls Are Non-Load-Bearing And Are Made From Timber Frame Construction - Prefabricated Walls. The Staggered Floor And The Roof Ceiling Are Therefore Built As A Wooden Structure. The Soil Conditions Require Ring Drainage During The Construction Phase And Long-Term Operation.
