As A School Authority, The City Of Bochum (Hereinafter Referred To As The Client) Is Faced With The Challenge Of Meeting The Ever-Growing Need For Space Due To Increasing School Registrations In The Bochum City Area. In This Context, In Addition To The Need For Renovation And Maintenance Measures For Existing School Buildings, There Is A Significant Need For The Creation Of New Sports And Learning Spaces. According To The School Act, The Client Is Obliged To Carry Out School Development Planning. In Order To Fulfill This Statutory Obligation, The Client Plans To Meet The Growing Need For Space As Part Of A Comprehensive School Construction Program. This Includes The Necessary New Construction, Conversion And Renovation Measures For 27 School Facilities. The Program Covers All Types Of Schools And Refers To Primary, Special And Secondary Schools. The Clients Initial Rough Cost Estimates, Including Additional Costs, Are Between Eur 4 And 145 Million (Gross), With A Total Of Around Eur 660 Million (Gross). This Tender Is Intended To Procure General Planning Services For The Building At Querenburger Straße 37, Mentioned In The Following Cube. The Cube Is Part Of A School Center Consisting Of The Hans-Böckler-Realschule, Which Was Renovated In 2014, And The Neues Gymnasium Bochum, Which Was Newly Built In 2012. The Cube Was Built In The 1970S And Has Been Vacant Since 2016. In 2024/25 The Building Was Completely Gutted And All Pollutants Were Removed. The Cube Is Located To The West On Querenburger Straße, To The South Is The High School And To The East Is The Secondary School. Around 1,700 Students Are Currently Being Taught By Around 140 Teachers Throughout The School Center. The General Planning Includes: (I) The Building Object Planning, (Ii) The Planning Of The Technical Building Equipment, (Iii) The Structural Planning, (Iv) The Planning Of Outdoor Facilities, (V) The Thermal Building Physics, (Vi) Fire Protection, (Vii) The Safety And Health Protection Coordination, (Viii) The Geotechnical Engineering For The Foundation Assessment Of Any Extensions And (Ix) The Calculation Of The Life Cycle Costs On The Basis Of The Cost Estimate And Updating On The Basis Of The Cost Calculation Of The Planning Draft. Classroom Furniture Must Also Be Taken Into Account When Planning, But This Will Be Allocated Separately. The Procurement Process Is Expected To End In March 2026. The Planning Services Must Begin Immediately After The Contract Has Been Awarded. The Construction Work Must Be Completed And Handed Over To The Users By July 2029 At The Latest.
