Construction Work – Tender For Framework Agreement For Turnkey Contracts Regarding Construction Of Care Centers Incl. Outdoor, Common And/Or Service Areas For Boligselskabet Sjælland. The Purpose Of This Framework Agreement Is For The General Contractor To Build New Care Centers Incl. Outdoor, Communal And/Or Service Areas In A Turnkey Contract, Including With The Possibility Of Building Family Homes, Commercial Leases, Day Centers And/Or Health Clinics In Connection With The Care Centers (Hereafter Collectively Referred To As Care Centres, Including Outdoor, Communal And/Or Service Areas). The Framework Agreement Is Entered Into With One General Contractor. The Care Centers Are Established As Public Homes For The Elderly, Which Means That The Care Center Is Covered By The Rules Of The Public Housing Act With Bosj As A Public Housing Organisation. The Care Centers Must Be Built When Bosj Is Allocated A Plot Of Land From The Municipality Or Wins A Tender Process For The Construction Of Care Centers On A Plot Of Land That The Municipality Has Submitted To Competition. The General Contractor Must Therefore Oversee Both The Design And Execution Of The Care Centers That Bosj Must Build In Agreement With The Municipality. In Addition, The General Contractor Must Assist In Delivering A Competition Proposal In Cases Where Bosj Must Submit An Offer To The Municipality. Once The Land Has Been Acquired, Bosj Takes Over The Role Of Developer And Operator Of The New Nursing Home. Bosj Owns The Care Centres, But Outdoor, Common And Service Areas Will Either Be Sold Back Or Leased To The Municipality. The Municipality Has The Housing Assignment Right For The Nursing Homes. In Addition, The Municipality Itself Can Assume Operational Responsibility For The Outdoor, Common And Service Areas, Depending On The Specific Project. The Purpose Of The Framework Agreement Is To Ensure A Holistic And Efficient Implementation Of The Projects, Where Continuity Is Created And The Opportunity To Reuse Experiences Across The Projects, While At The Same Time Quality, Time And Finances Are Handled In The Best Possible Way. It Is Expected That Under The Framework Agreement Approx. Three To Four Projects, But It Depends On Which Projects Are Awarded By The Municipality Or Which Bosj May Win In A Project Competition. The Projects Can Vary In Both Scope And Complexity, But All Are Covered By The Framework Agreements Purpose Of Ensuring A Well-Coordinated And Coherent Implementation Of Turnkey Contracts For The Construction Of Care Centers Within The General Housing Area. The Services Covered By The Framework Agreement Are Described In More Detail In Appendix 1. The Projects Are Expected To Have An Enterprise Value Of Approx. Dkk 200,000,000 – 250,000,000 Excl. Vat The Framework Agreement Is Entered Into For A Period Of 2 Years With The Possibility Of Extension By 12 Months Twice. The Expected Purchase Of The Framework Agreement Over A Period Of 4 Years Amounts To Dkk 800,000,000 Excl. Vat, While The Maximum Purchase On The Framework Agreement Is Set At Dkk 1,000,000,000 Excl. Vat The Framework Agreement Includes The Option To Purchase Additional Outdoor, Communal And/Or Service Areas, Including The Construction Of Family Homes, Commercial Leases, Day Centers And/Or Health Clinics In Connection With The Care Centres, Depending On The Specific Project And The Turnkey Contract Entered Into On The Framework Agreement.
