Multi-Dwelling Buildings Construction Work – New Construction Of Residential Buildings Using Serial Or Modular Timber System Construction. The Services To Be Awarded Relate To The Turnkey Planning And Construction Of The Construction Project By A General Contractor (Hereinafter An Or Gü Based On The Design Planning (Lp3) And The Approval Planning (Lp4) Prepared By The Client, Key Details Lp5. The Contractor Has To Create The Further Planning. There Is Increased Emphasis On A High Proportion Of Prefabrication, Through A Serial Or Modular Construction Method, In Wood Placed. The “Waldhaus Buch” Construction Project Is Located At Zepernicker Straße 80, 13125 Berlin On The Site Of A Former Tuberculosis Hospital/Former Ward. Some Of The Existing Buildings Have Been Demolished Or Will Be Demolished In The Summer Of 2026. The Special Feature Of The Property Is Its Proximity To An Adjacent Nature Reserve, Which Is Taken Into Account In The Design Of The Buildings. The Construction Project Consists Of Three Buildings, A Rental Area Of Approx. 6,085 M² And A Total Of 97 Apartments And 2 Commercial Units. The Heat Supply Is Planned Using Geothermal Energy. A Building Permit Is Available. A Water Permit Is Also Available. The Drilling For Geothermal Energy Is Already Planned And Must Be Carried Out By The Gü. In Accordance With Howoges Sustainability Strategy, The Aim Is Currently To Achieve An Lca Value Of 18Kg Co2 / M² Wfl Per Year. For The Construction Project And The Services To Be Awarded (Kg 200-700), An Upper Cost Limit Of €2,815.13 Per M² Of Living Space (Net) Is Specified, With A Rental Area Of Approx. 6,085 M² In Total Therefore Approx. €17,130,066.05 (Net), Which Must Be Adhered To Per M² Of Living Space (Net). This Cost Cap Was Determined Based On A Specified Investment Budgets. This Investment Budget Represents The Maximum Financial Resources Available For Commissioning The Gü And Thus The Maximum Permissible Remuneration That Can And May Be Promised And Spent On The Gü Services To Be Awarded. A Subsequent Budget Increase Or Any Other Representation Of A Lack Of Financial Resources Is Excluded. Acceptable Tenders That Exceed The Above-Mentioned Cost Cap Will Be Accepted By The Procurement Procedures Excluded. If All Eligible Offers Exceed The Aforementioned Cost Limit, The Award Will Be Canceled Due To Inefficiency.
