The City Of Kouvola Sells Approximately 5-15 Properties Each Year, Worth 3,000 – 1,800,000 Euros, Including Various Buildings: Warehouse, Business Premises, Apartments And Apartment Shares, Cultural-Historical Mansion, Health Center. Some Are Sold As Real Estate With Land, Some Are Sales Of Buildings. In Small Items With A Value Of 0 To 50,000 €, The Customer Participates In Covering The Marketing And Document Costs Per Item Against Vouchers With A 50% Share Of The Realized Costs, However With A Maximum Of 300 Euros (Vat 0%)/Item. This Will Be Refunded When The Premium Is Paid, Or If The Object Is Not Sold, The Subscriber Will Make A One-Time Payment According To The Realization Of The Vouchers. The Customer Determines The Duration Of The Sale Per Item In Cooperation With The Broker. In A Situation Where The Item Does Not Sell, The Refund Can Only Be Invoiced After The Item Has Been Removed From The Sale. On Average, Total Sales Per Year Are Generally €100,000 – €2,000,000. Most Of The Objects Are A Bit More Challenging To Sell, Due To The Previous Purpose Of Use (Vacated School, Health Center, Terraced House). Real Estate Brokerage Work Includes A Site Visit, Photography, Social Media Visibility, Negotiations With A Potential Buyer, Screenings And Drawing Up Contracts. The Objects Are Often Different From The Normal Exchange Due To Their Previous Purpose Of Use. The Broker Must Have The Expertise To Take Into Account The Special Factors/Possible Risks Related To The Objects, As Well As Take Them Into Account Both In The Brokerage Work Itself And In The Drafting Of Contracts. According To The Assignment Agreement, The Agencys Task Is To Find A Buyer For The Clients Property. Commissions Regarding Real Estate Made With A Brokerage Are Regulated By Their Own Law. The Brokerage Assignment Can Concern The Sale, Exchange Or Acquisition Of A Rental Right Of A Property, Building Or Apartment. For Each Object To Be Sold, The Most Suitable Broker For The Object Of Sale Is Selected From These Selected Suppliers Based On The References Of The Named Persons Indicated In The Offer And The Overall Assessment. In Orders Below The National Threshold Value, The Customer Reserves The Right To Use The Free Choice Of Supplier On The Basis Described Above. If Assignments Exceeding The National Threshold Value Are Made, A Mini-Tendering Is Carried Out Within The Framework Arrangement. However, The Framework Arrangement Does Not Contain A Quantity Or Minimum Purchase Obligation And Does Not Give The Supplier The Exclusive Right To Provide The Service That Is The Subject Of The Agreement To The Customer. The Process Of Selling The Property Is Negotiated On A Case-By-Case Basis. Alternatives Can Be, For Example, A Pre-Defined Purchase Price That Is Requested For The Item Or A Tender Sale. In The Case Of Auctions, The Brokers Commission Fee Is Determined Based On The Final Sale Price, Or For Small Items Worth 0 To 50,000 €, Only The Minimum Fee Is Applied, Which Is Paid After The Item Is Sold. The Service May Include Individual Valuation Work, Which Is Agreed Upon Separately. The Planned Contract Period Is Valid From 1 January 2026 To 31 December 2028.
