Prior Information Notice For Construction Work For Buildings Relating To Law And Order – New Construction Of A Rescue Station And New Extension To The Town Hall Of Remscheid. The City Of Remscheid Intends To Build A New Inner-City Rescue Station At The Site Of The Existing Listed Town Hall (Theodor-Heuss-Platz 1, 42853 Remscheid) As Well As A New Extension To The Town Hall, Which Includes Administrative Areas And The Council Chamber. The Project Is Being Tendered As A Total Contractor Award Consisting Of The Services Of Planning, Partial Demolition, New Construction Or Extension As Well As Maintenance And Adjustment Services Over An Extended Defect Claims Period Of Up To 10 Years. The Construction Project Is Financed Through Milestone-Related Advance Payments. The Total Usable Area Of The New Building Is Approx. 3,650 M². The Project Includes The Planning And Turnkey Construction Of A Rescue Station As Well As The Planning And Turnkey Construction Of The Expansion Of The Listed Town Hall Including The Associated Outdoor Facilities. For This Reason, Monument Protection-Related Requirements Must Be Observed When Planning And Constructing The Building. The Non-Listed Extension Of The Town Hall, Which Is Located Near The Intersection Of “Hochstraße” And “Konrad-Adenauer-Straße”, Is To Be Demolished As Part Of The Project And Disposed Of Properly. This 4-Storey Extension With A Basement Has A Gross Floor Area Of Approx. 2,400 M². The Contractor Must Ensure The Financing Of The Necessary Planning And Construction Work Up To The Time Of Acceptance, With Advance Payments Being Made By The Client At Contractually Agreed Times Or Milestones. A Maximum Of 6 Installment Payments Are Made Per Year. In Addition To The 4 Parking Spaces In Accordance With Din 13049, The Rescue Stations Spatial Program Includes A Washing Hall (Which Can Also Be Used As A Parking Space), Changing And Sanitary Areas, Storage And Material Rooms As Well As The Necessary Office, Social And Training Rooms. In The Outdoor Areas, All Parking Spaces, Routes And Entrances And Exits Into Public Streets Required For The Application Must Be Planned And Constructed. The Rescue Station Should Be Able To Be Used As Independently As Possible From The Other Parts Of The Building. The Usable Area Of The Room Program Is Approx. 890 M². In Addition To The Approx. 270 M² Council Hall, The Room Program For The Council Hall Area Also Includes An Appropriately Sized Foyer/Reception Area In Order To Be Able To Hold Events For More Than 199 People, E.G. In The Form Of Receptions, In Addition To Council And Committee Meetings. Appropriate Storage Areas, Toilet Facilities And A Kitchen Are Also Provided For In The Room Program. The Council Chamber Area Should Be Able To Be Used As Independently As Possible From The Other Parts Of The Building. The Usable Area Of The Room Program Including The Foyer/Reception Area Is Approx. 580 M². The Space Program For The Administration Area Primarily Includes Office Space (Double And Single Offices) As Well As The Necessary Conference Rooms, Break Rooms, Storage And Sanitary Areas.
