Construction Project Management Services – Mpi For Molecular Genetics Renovation Tower Iv Project Management. The Subject Of The Service To Be Awarded Are Project Management Services Of Project Levels 1-5 According To Aho (As Of March 2020) With Partial Services From The Project Stages Of Project Preparation To Project Completion As Well As Areas Of Activity A-E For Renovation Work In The Inventory At The Mpi For Molecular Genetics In Berlin-Dahlem. A Gradual Commissioning Of Individual Or Several Service Levels Is Planned. The Max Planck Institute For Molecular Genetics In Berlin Dahlem Was Designed By Prof. Rolf Gutbrod. Towers I And Ii Were Initially Built In 1968, The Laboratory Building “Tower Iv” Was Added In 1986 And In 2013 The Existing Vacant Lot Was Closed With Tower “Iii”, Which Mainly Contains Offices. The Institute Consists Of Four Interconnected Towers And Outbuildings (Animal House, Administration, Workshop And Guest House). Towers I And Ii Have Undergone A Complete Revitalization In Recent Years. A Complete Gutting And New Installation Is Also Planned For This Measure. The Tower Iv To Be Revitalized Comprises Approx. 2,180 M² (Nuf 1-6) On 4 Floors (Basement To 2Nd Floor) With A Gross Floor Area (Gfa) Of Approx. 4,400 M² And A Gross Volume Of Approx. 19,000 M³. The Building Has The Following Uses (Approx. Areas): - 1,090 M² Of Biological Laboratory Space. Standard Laboratory: S1 According To Biostoffv And S2 According To Gentsv - 1,000 M² Office And Meeting Rooms - 60 M² Auxiliary And Storage Rooms - 30 M² Server Rooms There Are Also 60 M² Nuf 7 Areas, 850 M² Technical Areas And Traffic Areas. As With The Previous Renovations, The Building Must Be Completely Dismantled Except For The Reinforced Concrete Supporting Structure Including The Facade. This Will Be Followed By The New Installation Of The Facade And The Expansion Of The Interior Surfaces. The Completely Outdated Building Services Installations Will Also Be Completely Renewed And Will Enable More Energy-Efficient Building Operation In The Future. For This Purpose, Additional Supply Shafts Must Be Created In The Existing Building Structure In Some Areas. With The Renovation, All Floor Plans Will Receive A New Layout That Is Characterized By Greater Flexibility Of Use. All Measures (Interim) That Are Necessary To Maintain Operations In The Adjacent Towers During Construction Must Be Planned. Furthermore, The Contractor Is Required To Procure And Operate A Project Communication Platform (Cde Platform) That Is Suitable In Accordance With The Specifications Of The Max Planck Society. Due To The Specified Project Schedule, The Contractor Is Expected To Use Lean Construction Methods To Optimize The Planning Processes. All Planning Meetings Take Place In Munich. The Expected Construction Costs Of The Moge 316 Measure Are €17.9 Million (Net) Kg 300+400, The Total Construction Costs (Kg 200-700, Excluding Kg 611 And Kg 612) Are €24.4 Million (Net).
