Real Estate Services – Facility Management Services For Fire And Rescue Station 7 And Depot South (Fw7). The Client Intends To Award Facility Management Services For The Fire And Rescue Station 7 And The South Depot (Fw7). Fire And Rescue Station 7 And The South Depot (Fw7) Are Currently Being Rebuilt. The New Building Will Be Built At Werstener Friedhofstrasse 70, 72 In 40591 Düsseldorf. Completion Is Planned For The 3Rd Quarter Of 2026. The Buildings Have A Total Gross Floor Area (Gfa) Of Approximately 12,000 Square Meters. The Fire Station Buildings Are Oriented Towards Werstener Friedhofstrasse. Furthermore, The Administration, Social, Rest And Sanitary Rooms As Well As Technical And Storage Rooms, A Washing Hall And The Compensation And Exercise Area Are Housed In The U-Shaped Building Block. The Depot Is Largely Located At The Rear Of The Property. It Consists Of Three Larger Building Sections, Two Small Buildings And The Operational Outdoor Facilities. The Administration Wing, The Changing Rooms And Sanitary Rooms As Well As The Large Lounge And The Vehicle Hall Are Located Here. The Depots Material Storage Area Extends Parallel To The Green Corridor. The Property Is Also Accessible Via Werstener Friedhofstrasse. The Building Complex Also Includes A Workshop Building That Can Only Be Accessed From The Inner Courtyard. The Clients Goal Is To Find A Contractor Who Will Ensure Optimal And Economical Building Operation In A Partnership With The Client. In Particular, The Contractor Must Provide The Following Services: - Ongoing Documentation And Reports On The Services And Work Results; - Positioning Operational Representatives, Such As Security And Fire Protection Officers; - Quality Management And Quality Assurance, Among Other Things, Within The Framework Of Technical Building Management (Tgm) And Infrastructural Building Management (Igm) As Well As Environmental Management; - Ticketing And Complaint Management As Well As Incident Management; - Implementation And Initial Commissioning Of The Fire And Rescue Station 7 As Well As The South Depot (Fw7) And Implementation; - Technical Building Management (Tgm), Infrastructural Building Management And Participation In Commercial Building Management (Kgm). The Client Is Characterized By Short Decision-Making Processes And Fast Reaction Times. Bidding Questions Will Be Answered Quickly. The Client Bundles The User Requirements And Is The Sole Contact Person For The Contractor. The Client Relies On Open Communication, Quick Feedback And Short Decision-Making Processes In The Interest Of Targeted And Cooperative Collaboration.
