Work Detail
The Residential Building Was Built In 1961 And Consists Of Five Above Ground Floors. On The First Floor There Are Commercial Sites And Warehouses, From The Second To The Fourth Floor There Are Apartments And The Fifth Level Is An Attic Floor. The Connection Between The Floors Is Made By A Two -Way Ladder. On The First Floor There Are Four Outlets And Storage Facilities For The Apartments, On The Second Floor There Are Two Apartments, On The Third And Fourth Floors There Are Three Apartments, And The Warehouses Are Located On The Attic Floor. The Construction Is A Monolithic Reinforced Concrete, Composed Of Columns, Beams And Floor Slabs. The Roof Of The Building In The Main Part Is Sloping With An Air Layer: A Wooden Structure With A Reinforced Concrete Ceiling Plate. The Tiles Are Arranged Directly On A Wooden Grill Without Waterproofing. The Technical Condition Of The Roof Structure Is Poor. The Wooden Structure Is Depreciated. The Tiles Are Displaced, Not Tightly Arranged, In Places There Are And Missing, Which Is A Prerequisite For Leaks. Drainage Does Not Perform Its Function Qualitatively. The Gutters Were Distorted And Corroded. The Utilized Terraces On The Top Floor Are Covered Only With Sheet Metal And Only With A Polyvinile Board. The Roof Over The Store Is Flat Without Air Layer With Bitumen Waterproofing. Partial Repairs Have Been Made To Replace The Waterproofing Due To The Presence Of Leaks Through The Roof Plate. The Drainage Of The Rainwater From The Roof Is External And Is Carried Out Through Gutters And Gutters. The Roof Is Not Thermal Insulated And Is Not In Good Service Condition. The Condition Of The Exterior Surrounding Walls Is Satisfactory With Partial Thermal Insulation. In Many Places The Plaster Is Compromised The Joinery Of The Residential Part Is Varied In Type - Wooden From The Construction Of The Building (Uwin = 5.88W/M2k), Metal With Single Glazing (Uwin = 6.66W/M2k). At The Initiative Of The Owners, Some Of The Windows Were Replaced With A Pvc Profile With A Double Glazing With Uwin = 1.70W/M2k. The Front Door Is Made Of Metal Profile With Single Glazing (Ud, E = 6,66W/M2k). Store Doors Are Aluminum Glazing (Ud, E = 2.00W/M2k). The Windows On The Unheated Floor Is Wooden With Single Glazing (Uwin = 5.88/M2k). The Lighting Installation In The Common Parts Of The Building Is Made Of Incandescent Lamps. On Site Inspection, It Was Found That The Luminaires Need Replacement With Energy Efficient. Technical Parameters Zp = 196.00 M2; Living Area = 979,00 M2; ​​​​​​​
