Construction Work-New Sote Center Project, South Karelia Wellbeing Area. The South Karelia Welfare Area Is Requesting Offers For A New Sote Center Project For The Contract. The Project Will Be Implemented As A Collaborative Project Management Contract (Ypju). The Construction Phase Is Divided Into 2 Parts, Ie The 1St Phase Is Built On A Separate Mier Building. Once The Separate Building Has Been Introduced, The L-Wing Can Be Dismantled And The Construction Of The 2Nd L-Wing Of The War Center Can Be Started. The Vacant Spaces Of The C And G Wing Will Be Restored For Primary Health Care. A Separate Option Price Is Requested For Changes In Existing Buildings. The Contracting Entity Determines The Exact Content Of The Option In The Final Invitation To Tender. The New Sote Center Project Is Intended To Build Two Separate New Buildings. After The Logistics Connection Is Implemented, The First Phase Will Be Built In The So -Called. The Mier Building, Where The L-Wing Of The Current Central Hospital, Ie Mental Health And Substance Abuse Receiving And Ward Facilities 1 And 2, Will Be Located. In Addition, The 3 Floor Will Include Youth Psychiatry Reception And Ward Facilities And A Research And Rehabilitation Unit For Disability Services. The Storage And Archive Facilities Are Placed In The Basement Floor And The Technical Facilities In The Attic Floor. The Mier Building Has A Basement Of + 4 And Is Located On The South End Of The Current E-Wing. The New Phase New Building Includes Ward Activities, Maternity Rooms And Department, Equipment Maintenance, Nutrition Center And Logistics. The Total Size Of The Projects New Buildings Will Be About 18,000 Brm2. The Preliminary Timetable For The Project Is: -Curchaser 09/2025-03/2026 -Company Development Phase (Developmental Phase) 03-08/2026 Construction Phase (Implementing Phase Contract) 08/2026 The Project Must Be Completed And The Site Can Be Implemented, Including Users Furniture In Stages 2027-2030. The Project Is Implemented By A Collaborative Pju Contract, Where The Contractor Is Responsible For The Project Planning, Permit And Demolition/Construction. The Procurement Procedure Is A Competitive Negotiation Procedure. In A Collaborative Pju, Plans Are Developed In Cooperation With The Customer And The Users At A Separate Stage Of Development Before Drafting The Final Contract. The Purpose Of The Choice Of Implementation Is To Integrate Contractors Into The Project As Early As Possible To Ensure The Constructionability Of The Site And The Target Price In Good Time Before Starting Implementation Planning. Key Stakeholders Of The Project The Subscriber, Users, Contractors And Designers Are Responsible For Designing And Implementing The Project With A Joint Organization. The Content And Terms Of The Design Tasks And The Contract Are Set Out In More Detail In The Tender Documents. At The End Of The Purchase Phase, The Contractor Gives A Binding Target Price In His Bid. During The Development Phase, The Parties Are Working Together To Develop Plans For The Customers Goals.
