Expression of Interest are invited for Procurement of Consultant Service for Real Estate Market Study in Dili ASSIGNMENT DESCRIPTION A comprehensive market study of the real estate sector in Dili, Timor Leste. The scope of this study includes the hotel sector, retail space, office space, warehousing space, large scale (i.e. over 50 units) residential constructions, and industrial parks in and around Dili. The objective of this study is to detail a database of the aforementioned sectors and provide analysis based on the following areas of interest: a) Key market metrics for each of the sectors(stock, new supply, vacancy rates, pricing (for sale and/or rent) over the last 5 years b) Demand levels over the last 5 years and define the demand drivers c) A market forecast outlining the demand and supply levels of these sectors d) Existing and potential future gaps in supply and demand The study will also encompass the following: e) Define and analyze significant events and activities (infrastructure, macro, political, and others) which will impact the demand drivers f) Examine the drivers and trends of FDI, map current sources, and identify new sources g) Identify regulatory constraints to real estate development and suggest changes to support growth SUBMISSION REQUIREMENTS The World Bank Group invites eligible firms to indicate their interest in providing the services. Interested firms must provide information indicating that they are qualified to perform the services (brochures, description of similar assignments, experience in similar conditions, availability of appropriate skills among staff, etc. for firms; CV and cover letter for individuals). Please note that the total size of all attachments should be less than 5MB. Firms may associate to enhance their qualifications unless otherwise stated in the solicitation documents. Where a group of firms associate to submit an EOI, they must indicate which is the lead firm. If shortlisted, the firm identified in the EOI as the lead firm will be invited to the request for proposal (RFP) phase.
