Prequalifications are invited for Construction of a 4b+G+30 Mixed-Use Building with a Footprint Area of 6,000 M² that is Located at Lideta Sub City 4 Basements (48) Ground Floor (G) 30 Upper Floors 6 Floors for Commercial Use 19 Floors for Apartments 10 Floors for Office Space Bid closing date: Sep 15, 2025 5:00 PM Bid opening date: No specific opening date and time Bid document price: 1000.00 Birr for each set Region: Addis Ababa This invitation for prequalification aims to identify competent and experienced Class I Contractors who possess the necessary technical, financial, and logistical capabilities to undertake a project of this magnitude and complexity. Only prequalified bidders will be invited to participate in the subsequent bidding stage. 3. Minimum Qualification Criteria Applicants must demonstrate their eligibility and capacity by meeting the following minimum criteria. Details for these are outlined in a separate Prequalification Document: Registration: Must be a legally registered Class-1 Building Contractor or GC 1 in the Federal Democratic Republic of Ethiopia. Experience: Demonstrated experience in successfully executing at least two (2) similar high-rise building projects (G+25 or higher) as a prime contractor within the last ten (10) years. Proof of experience in complex projects involving significant structural works, advanced mechanical and electrical systems, and modern construction methodologies. Equipment: Ownership or guaranteed access to essential construction equipment, including but not limited to: Tower Crane: Minimum lifting capacity of 16-20 tons with a jib length capable of reaching all parts of the building footprint (e.g., 60-70 meters), suitable for a 48+G+30 structure. Excavator: Minimum operating weight of 20-25 tons with appropriate bucket capacity (e.g.. 1.0-1.5 m³) for deep excavation works (4 basements], Other necessary equipment to efficiently execute all phases of the project, including concrete pumps, scaffolding, hoists, formwork systems, and safely equipment. Provide a comprehensive list of all major equipment owned or readily available for this project, including proof of ownership or lease agreements. Manpower: Proof of adequate, qualified, and experienced technical and managerial personnel, including project managers, site engineers (civil, electrical, mechanical), structural engineers, quantity surveyors, and safety officers. Provide an organizational chart for the proposed project team and CVs of key personnel. Financial Capacity: Evidence of sound financial standing. Including audited financial statements for the last five (5) years demonstrating sufficient financial capacity to undertake a project of this scale. A positive track record demonstrating the organizations ability to fulfill its contractual obligations. Current Workload: A list of ongoing construction works currently being executed by the organization, including their current stage of completion, contract value, and expected completion dates. 4. Joint Ventures/Consortiums Applicants may participate as a Joint Venture (JV) or Consortium if it is considered advantageous for undertaking this specific assignment. Each firm or member of the JV shall be jointly and severally liable for all contractual obligations. However, the formation of a JV is not a mandatory requirement. A joint venture or consortium that is prequalified may not submit a bid individually in the subsequent tender stage.A non-refundable fee of ETB 1,000 (Ethiopian Birr One Thousand Only) is required for each set of prequalification documents.
