The job includes as under :-(i) Inspection, checking, cleaning with soap water and ALSTA SHINE to the cooling coil and condenser unit.(ii) Inspection, checking and repairs of all electrical components.(iii) Servicing of blower motors by greasing, oiling and servicing by cleaning thoroughly air filter.(iv) During the servicing of the unit existing refrigerant (Gas) shall be pumped down and be kept in safe custody for reuse. (b) 25 TR (Indoor 10 and outdoor unit 02 nos at OPD Block) (c) 35 TR (Indoor 10 and outdoor unit 02 nos at MI Room) Notes : (a) The job shall be carried out once in a every month in each location. | 68 | M&L for Comprehensive maintenance of AC plant 60 TR (of Make: Blue Star) at Radiation Oncology complete all as specified and directed. The job includes the following:- (a) Blue Star company representative shall check and render preventive maintenance service to all the equipments every month during the period of the contract. Blue Star company representative will also attend/arrange to attend all normal break-downs (if any,) on call basis. Checking the functioning of Chiller unit/Air Handling unit/Pumps/Cooling tower/Controls and all such equipment covered under the contract.(b) Free replacing of defective/worn out parts with new or repaired parts for compressor/thermostat/ cutouts as approved by Engineer-in-charge.(c) Repairing of equipment at site/service station as approved by Engineer-in-charge.(d) Descaling of condenser/chemical cleaning, shall be carried out once in a year, preferably during the winter months based on Blue Star company representative's assessment on working condition of plant. Additional descaling, if required shall not be charged extra. Pre-filter replacement shall be carried out on the basis of Blue Star company representative's assessment on its physical condition and working. |
| 69 | Contd/- (e) Replenishing refrigerant gas and compressor oil in the system arising out of system defect, excluding sealed compressor.(f) Checking of compressor for its proper working.(g) Annual pumping-down and restarting as and when required.(h) Checking of Microprocessor control panel, control boards, transducers of packaged chillers/condensing unit for their correctness and replace if necessary.(j) Replacing of parts due to normal wear and tear.(k) All compressor related activities shall be carried out on chargeable basis if required.
