1Comprehensive Maintenance of Lifts includingdaily check and periodical services of fully automatic electrical Lift with all wire ropes and chains (where fitted) as often as required to maintain an adequate factor of safety, to equalize the tension on all hoisting ropes, repair or replace conductor cables and hoist way and machine room elevator wing, Systematically examine and adjust the mechanism worn gear, thrust bearing, drive sheave, drive sheave bearing, brake contact, lining and components, motor, motor generator, motor winding, rotating elements, commutator, brushes, brush holders, bearings, coils, Resistance for operating and motor circuits, magnet frames and other mechanical parts. Systematically examine the controller, selector, leveling devices, cams, relays, solid state components e.g PCBs, transducers, resistors, condensors, power amplifiers, transformers, contacts, leads, dashpots, timing devices, steel selector tapes and mechanical and electrical driving equipment, governor, governor sheave, shaft assembly, bearings, contacts and governor jaws.
2Repair to car and hall mechanical buttons, car and hall position indicators, hall lanterns, car direction indicators and all other car and landing signal fixtures as installed by Schiendler.Repair/Servicing of deflector or secondary sheave, bearings, car and counterweight guide rail and buffers, top and bottom limit switches, governor tension sheave assembly, compensating sheave assembly, car, counterweight, and counterweight guide shoes including roller or grib. Examine and repair to interlocks on hoist door, hoist way door hangers, guides, automatic poweroperated operator, car door hanger, car door contact, safety shoes, load weighing equipment, car frame, car safety mechanism and pltform.

5Note : - (i) The Contractor has to carry out the AMC of the Lifts through OEM only (ii) The AMC should cover any/all parts of Lifts if its fucntions found defective the same should be repaired or replaced by the OEM as per the timeline covered under norms. (iii) One mechanic shall be available round the clock at lift complaintcell for safe & smooth functioning of the lift. (iv)Rewinding of motor if required will be done by the contractor and no extra cost will be given by the department. (v) The detailed lift mechanics of the firm shall report to the JE Concerned at the Lift complaint cellfor receiving the complaints at round the clock daily including sunday and holiday. (vi) The detailed lift mechanics shall sign ( Their shift wise) in the attendence register kept with lift cell. (vii) Cost of minor spare parts / routine material required for above mentioned maintenance is deemed to be included in the quoted rate except items mentioned here-in-after. No additional cost of spares is admissible for the above maintenance. Decision of the Accepting Officer shall be final & binding regarding minor spares/ routine material (viii) Monthly schedule for proper maintenance of lift and necessary documentation including all spare parts required to be replaced during the period shall be as directed by Engineer-in-Charge. (ix)All minor spare parts and partsrequired for repair / replacement for maintenance of lifts to be replaced during AMC at no extra payment. (x) Bidders are to submit license from Govt. of maharashtra for maintenace & erection of lifts issued by chief electrical inspector.
6Disconnecting and taking out old/unserviceable Governer rope of size 8 mm dia(8/19 Construction) ungalvanised including necessery connection with pully in machine room and shaft pit complete with clamps, nuts bolts, and washers etc, for high rise building for 8/13/Goods lifts
7Dismantling and taking out unserviceable safety edge of anytype & supply and fixing new full beam infrared sensor upto full length of car doors (2.00 mtr) as specified and directed by the Engineer-in-Charge. Make :- TLJONES/WECO as approved
8Replacement of automatic door drive unitwith VVVF of 1 HP capaicity all as specified anddirected by Engineer-in-Charge. Make :- Yasakawa / Sneider as approved by Engineer- in-Charge
9Taking down and supply and fix hooter with emergency call announciator working on 12 Volts with audibility 90DB @ 100M distancewith complete accessoriesand alongwith box including connecting cables complete all as specified and directed.
10Disconnecting and taking out unserviceable ARD and repair of ARD for proper operation including necessery wiring with machine and controller consisting of the following :-
11Replacement of PCB Card, relay with control wiring for G+6/G+14 storey building.
12Replacement of sealed maintenance free batteries ( Set of Four) each of 12 volts, 17 AH ( Five year maintenance free) Make :- Exide/Amaron
